One visit to Taylor Wimpey’s Caldecott Manor development of new build homes for sale in Rugby was all it took to convince Barry Cox and Kevin Farrell that they had found their ideal property.

As busy working men, the couple were keen to find a new property in Rugby which would be ready to live in from the moment they first stepped through the front door, as well as meeting the needs of Kevin’s two children, aged 11 and 13.

At Taylor Wimpey’s Caldecott Manor development of houses and apartments in Rugby, Barry and Kevin didn’t take long to find their perfect family-size home – a four-bedroom ‘Chatsworth’ detached property with a classic design and a flowing layout which could be tailored to their own tastes.

“We decided to visit Caldecott Manor after seeing it advertised and, from the moment we arrived, we knew it was the perfect place for us,” says Barry (43), an accountant.

“We had been planning on moving for a few years and at first we were thinking about going for an older-style house, but you know exactly what you’re getting with a new build property – they are so much easier to manage and maintain and you know there won’t be any nasty surprises waiting for you.

“We told the Sales Executive the sort of place we were looking for and we were taken to see the ‘Chatsworth’ detached house, and it blew us away! We loved the downstairs layout, with its generously-sized rooms and its open-plan spaces, plus there are four well-proportioned bedrooms upstairs which are ideal for me and Kevin, as well as his children Jen and Ben.”

Barry and Kevin’s (37) new home boasts a large kitchen/dining room and an expansive lounge opening through French doors to the private rear garden, plus an en-suite master bedroom, three further bedrooms, a main bathroom and a handy guest cloakroom, while outside it benefits from a tandem garage.

And because they purchased their home off-plan, the couple were able to pick exactly how they wanted its interior to look.

“We’re both working professionals who don’t have the time to spend doing DIY, so buying off-plan allowed us to pick all the finishing touches and accessories we wanted from Taylor Wimpey’s exceptional range of interior Options,” says Barry. “This means our new home will be ready for us to start enjoying from the moment we move in.”

Thanks to the Part Exchange scheme, Barry and Kevin were able to avoid the uncertainties of a property chain after receiving an agreed price for their existing property from the leading housebuilder, based on the average of independent valuations.

“Part Exchange has been really helpful and made our lives much easier, thanks to Taylor Wimpey the whole process has been incredibly straightforward and smooth,” adds Barry.

A superb selection of properties is currently on sale at Caldecott Manor, including two-bedroom apartments priced from as little as £94,995, while four and five-bedroom houses – including the stunning ‘Chatsworth’ design – are available from just £229,995, with selected plots available under Part Exchange.

Situated on the outskirts of historic Rugby, Caldecott Manor offers exceptional lifestyle opportunities with waterside walks along the Avon and Oxford Canal as well as the beautiful Warwickshire countryside.

Commuters will appreciate that the new homes are just a few minutes’ drive from Junction 1 of the M6, while Rugby train station is just a short walk from the development and offers rail links to London in 50 minutes, Coventry in 12 minutes and Birmingham in just under half an hour.

Elliots Field leisure and retail park is also within walking distance, while plenty of shopping opportunities are on offer at Junction One retail park and in Rugby town centre.

Rugby offers an excellent choice of schools, including the opportunity of a grammar school education for children taking the 11-plus, while Rugby School is one of England’s oldest and most prestigious public schools.
