A rare opportunity to buy plots of land on which purchasers can build their own bespoke villas in the Provence region of southern France comes on to the market this month.

Developer MGM is selling 28 plots surplus to its requirements within the French golf resort Pont Royal near Mallemort, midway between Aix-en-Provence and Avignon.
The 1,100 acre (445 hectare) resort is built around an 18 hole golf course designed by Severiano Ballesteros.

The plots, which are being sold with planning permission, are located in a peaceful pine forest overlooking the Durance Valley and the foothills of the Luberon. They are available in a range of sizes. The smallest is 19 sq metres, priced at €200,000 and suitable for the construction of a two-bedroom villa at a cost of around €250,000. The biggest is a €390,000 plot of 323 sq metres which would permit the buyer to build a villa with four or five bedrooms and a garage.

Most of the plots have room for a pool which, depending on size, would add around  €25,000 to the construction cost.

Buyers of the plots will be able to plan their own Provençal-style villas in conjunction with American architect Chuck Legler of CCLA – the practice which has designed all earlier developments at Pont Royal.

Richard Deans, who heads MGM’s London sales office (telephone 0207 4940706) says that, within easy reach of Pont Royal, there are plenty of local building contractors who are used to dealing with British clients. MGM can make recommendations. The company also can introduce a mortgage broker to arrange finance.

Says Richard: “The demand for holiday accommodation at Pont Royal – from golfers as well as families – means that investors wishing to build and let their properties can expect a year-round return. Typically the August peak-week rental income from a two-bedroom villa would be in the region of €1,500.

The Pont Royal resort, already well-established with its golf course completed in 1992, incorporates a village of shops and restaurants, as well as communal pools, tennis courts, hiking trails and mountain bike tracks. In addition to two open-air theatres and children’s play area, classes in horse-riding, dancing and circus skills are available.

Pont Royal even has its own market day; the market touring local towns sets up in the resort every Thursday and, in the summer months, on Monday as well.

Easily accessible from the UK, Pont Royal is less than one hour by road from Marseille Provence Airport and 45 minutes from the railway station at Avignon, the destination for Eurostar trains direct from London’s St Pancras International on Saturdays in the summer months. At other times of the year travellers can take the Eurostar to Lille and change to the TGV for Avignon.
