Home owners don’t have to wait until they’ve sold their current property before buying somewhere new in Audenshaw, they can move onwards and upwards with part exchange from Elan Homes.

Available at Parklands in Audenshaw Road, part exchange could enable buyers to stave off the January blues by giving them a quick and simple move to look forward to during the gloomy winter days and nights.

Designed to help speed up the home buying process, part exchange is ideal for those who are ready to climb the property ladder but don’t want to be held back from moving because they need to sell their current home and their buyer is in a similar position.

With part exchange Elan will arrange for the customer’s home to be valued by two local agents before making an offer on that property to help facilitate a move. The transaction could be complete in as little as 28 days with no hidden costs or hold ups. The developer will pay for the survey and the agent’s fees and customers will even be able to stay in their current property until the new one is ready.

Parklands is an exclusive development of just 17 properties, located in an established residential area with good local amenities.

The development offers a good choice of high specification homes, all with four-bedrooms. With current prices from £249,995, they’re ideal for buyers who want a home that gives their family room to grow.

Andrew Robertson, senior sales manager for Elan Homes in the North, says: “Visitors to the show home love the look our interior designers have created and are impressed by the specification, but many have homes of their own to sell.

“Part exchange could be the key that helps them to move onwards and upwards without some of the stresses that can be associated with moving. Our experienced sales team guide customers through the processing of buying a home with part exchange to make it as simple as possible.”

Residents of Parklands will find there’s plenty to do close to home – from canal-side walks to a round of golf; while the bright city lights of Manchester are only five miles away with a an indoor ski slope, thriving nightlife, bars and restaurants. Or if you want to explore the great outdoors, the Peak District is only 10 miles away.

The city is only a 10 minute train journey from Fairfield station and a new Metrolink stop in Audenshaw is due to become operational in 2013, further improving the already strong transport links that also include easy access to the motorway network.

To view the show home or to find out more about the advantages of part exchange, visit Parklands, open Thursday to Monday from 10am to 5pm.
