On Friday 29th November Chairman of the Three Rivers District Council, Councillor Les Mead officially unveiled the brand new show home by Home Group at Limelight in Leavesden. The development will comprise two and three bedroom family homes available with shared ownership located within the Three Rivers District, close to Watford, on the site of the old Leavesden aerodrome.

Following the ribbon cutting ceremony, Councillor Les Mead commented: “I very much welcome the building of affordable new homes in Three Rivers. The site here at Leavesden has had such a colourful history over the years, and I applaud the provision of new affordable homes to this vibrant and dynamic community.”

Sophia Arain, Head of Sales and Marketing for Home Group commented: “We are delighted to welcome Councillor Les Mead, Chairman of the Council, to launch the new homes at Limelight. With an extensive range of properties to suit everyone from first time buyers to growing families, this development offers affordable, contemporary new homes set in a thriving new community.”

Comprising of two and three bedroom homes, the properties have been thoughtfully designed with family life in mind. Landscaped community areas provide a welcoming atmosphere for the new communities being built at Limelight.

The homes at Limelight offer many everyday luxuries, such as quality modern kitchens with Hotpoint appliances such as a fridge/freezer and washer/dryers. Contemporary features including ceramic floor tiling to the bathrooms and carpeted floors in all other areas. Each home has an entrance hall with a cloakroom, kitchen and open plan living/dining room downstairs. Upstairs the Lancaster has two double bedrooms while the Dehavilland has three large bedrooms, and both have spacious family bathrooms.

All new homes are designed to be energy efficient, which help reduce bills, with features such as solar panels and thermostatically controlled showers. There is also an allocated parking space for every property.

Home Group’s Shared Ownership scheme helps people onto the property ladder who cannot afford to buy a home outright. Prices start from only £108,000 for a two bedroom home for 40% of the property. To qualify buyers must live or work within the Three Rivers district, have a household income of under £60,000 and not currently own their own home.

Leavesden Aerodrome has a varied and interesting history. During World War II two large aircraft manufacturing works were constructed on site where Halifax bomber planes were built. The land was sold onto Rolls-Royce who operated in the factory until 1994. In 1995, following a £100 million investment, it was transformed and expanded into Warner Bros Studios, one of the largest production facilities in Europe, used to shoot James Bond’s Goldeneye, Star Wars episodes 1 to 3, and the Harry Potter film series. It is now also home to the Warner Bros studio tour, currently showcasing ‘The making of Harry Potter’, a popular attraction for families.

For schooling, Limelight has easy access to local schools, with Leavesden Green Junior mixed infant and nursery school in walking distance. The Francis Combe Academy, Watford Grammar School for Boys and the Grammar School for Girls are four miles away also.

From the sports, leisure and theatre amenities Three Rivers and Watford offer, to the rolling Hertfordshire countryside, there is something for everyone at Limelight.

An enviable commute is on offer for residents, with Watford Junction train station just three miles away, boasting journey times into London Euston of just 17 minutes, where the Northern and Victoria lines offer direct onward links by underground to the West End and Waterloo.
