Property-buyers in Hertfordshire can escape expensive energy bills and maintenance costs in 2014 by purchasing a new-build home at Taylor Wimpey’s Carrington Grange development in Tewin.

Discerning purchasers will see their cost of living drop significantly when compared with the running costs of an older property if they choose a brand new four or five-bedroom home at this sought-after development.

The average household’s dual-fuel energy bill at a new-build property built to current regulations will be 55% cheaper than a typical modernised Victorian home, for example, according to the Zero Carbon Hub. That could equate to savings of around £1,300 a year.

The savings don’t stop there as house-hunters who buy new could save on costly repairs and maintenance bills. Research by the Royal Institute of Chartered Surveyors revealed people have found themselves facing average repair bills of £5,750 to their previously-owned home by failing to get a proper survey.

Furthermore, the typical household spends on average £716 a year on home repairs and maintenance – an expense which purchasers of a brand new home can happily avoid.

Purchasers at Carrington Grange can also take advantage of a range of helpful homebuyer incentives, including Part Exchange, with full details available from the Sales Executive.

Christine Scarborough, Regional Sales and Marketing Director for Taylor Wimpey, says: “Buying a new home is the biggest purchase we ever make, so the savings that add up from buying a new-build home compared with an older property can really make a difference.

“Not only does buying new add up financially, but purchasers can enjoy the benefits of expert help and advice from our Sales Executives at Carrington Grange throughout the entire moving process.”

Four-bedroom homes currently available at Carrington Grange are priced from £795,000, while five-bedroom properties are for sale from £835,000.

All Taylor Wimpey homes are completed to a high standard specification, including energy efficient central heating, double glazing and a fitted kitchen with integrated oven, hob and hood and are backed by a two-year warranty and a 10-year guarantee from the National House-Building Council.

Tewin boasts a host of everyday amenities including two pubs, a shop, a primary school and a wealth of traditional village societies and activities.

Families will appreciate that the well-regarded Tewin Cowper C of E Primary School is within walking distance of the new homes, while there’s a choice of secondary schools available in Welwyn Garden City, just three miles away.

Welwyn Garden City was founded in 1920 and is laid out along tree-lined boulevards with a neo-Georgian town centre. The town boasts a large John Lewis and the Howard Centre indoor shopping mall as well as a variety of restaurants, entertainment and leisure facilities.

Welwyn Garden City railway station offers regular services to London King’s Cross in under 30 minutes, while Junction 4 of the A1(M) is just a few miles from the new homes and the M25 is just 11 miles away.
