Homeowners are being urged to march down to Croft this Saturday (September 6) to find out how part exchange could help them climb the property ladder to a brand new home.

Developer Elan Homes has had great success at Gosling Park, where a former military base has been transformed into a highly desirable neighbourhood set amid woodland and wild meadows.

Now with limited availability, Elan is holding a special part exchange event for those who want to move to Croft but already own a property and don’t want to go through the process of selling it on the open market.

By trading in their old home towards the cost of a brand new one, customers are able to save time and money. There are no agents’ fees to pay, they won’t have to worry about getting caught in a complicated chain and they can even stay in their old home until the new one is ready.

Marie Morris, sales director for Elan Homes in the North, says: “Because we’re selling executive four and five-bedroom family homes we’re finding that many people considering moving here have houses of their own that they need to sell before they can commit to buying somewhere new.

“The offer of part exchange is perfect as it streamlines the buying and selling process, as many of our customers have already discovered. With part exchange they don’t have to wait until they have secured a buyer on the open market as we will effectively act as their cash buyer.

“We will give purchasers 100% market value for their existing home and they can also be confident that they will receive a fair and realistic price. They won’t have the worry of being stuck in a chain and with no onward chain either, purchasers can move in as soon as their new house is ready.”

Part exchange is available where the home being traded in by the customer is valued at no more than 70% of the price of the property they are buying.

Current prices at Gosling Park start from £444,995 for a five-bedroom Mellor style property.

Each home will boast a high specification as standard including quality fitted kitchens with integrated appliances, plus stylish bathrooms and en-suites and a host of eco-friendly measures.

Located off Lady Lane, the new homes at Gosling Park enjoy a location that allows its residents to enjoy the best of both worlds.

“Croft is a lovely village with lots of rural charm and somewhere people aspire to live,” Marie adds.

“The location has certainly been a big draw for buyers, along with the lifestyle benefits of living in a brand new home surrounded by woodland and meadows. Gosling Park offers a tranquil oasis where families can relax and enjoy their surroundings. Yet despite the serenity of the area, there are good local amenities including village schools and strong transport links to Warrington, Chester, Liverpool and Manchester.”
