Living close to a good school remains a priority for home buyers in the UK with 20% of estate agents believing it is the most important factor, according to the latest research data from Move with Us. The Otium house design at Novo in Great Kneighton by Countryside is surrounded by a range of excellent schools; it’s a lesson to buyers to know what they can expect by purchasing a new home in this thriving area of Cambridge.

Situated on the fringes of Cambridge, Novo is ideal for families putting excellent schools at the top of their priority list. Novo is perfectly placed within close proximity of some of the most sought after private schools in the UK, such as The Perse School, The Leys and St Mary’s School. Not far from Novo will be the first new secondary school in Cambridge for 50 years. Trumpington Community College is a £17 million development which is set to become a 21st century learning facility for 750 pupils from September 2015.

“Families looking to invest in the best schools at Cambridge should make an appointment to view the Otium at Novo.” Andrew Loveday, sales and marketing director for Countryside explains: “The four bedroom Otium is a popular home with families, as it meets the criteria for a busy household. It’s got open plan living on the ground floor for everyone to enjoy, and flexible living space on the first floor so families can make the home work perfectly for them. With a range of fantastic schools in Cambridge, Novo is an educated choice.”

The Otium is a stylish three-storey family home which includes an integrated car port on the ground floor. The spacious open plan kitchen / dining / family area is perfect for everyday living, with double doors opening out onto the private and enclosed rear garden. On the first floor, another separate living room means there are different areas for the family to spend time and is the ideal retreat for adults. Both this living room and the master bedroom open out onto a sheltered terrace, which provides a peaceful outdoor area. Three further double bedrooms on the top floor allow each member of the family to have their own space and ensure there is plenty of room for guests.

Completed to an excellent specification, the properties include contemporary fitted kitchens with a range of integrated appliances including oven, microwave, dishwasher and fridge/freezer. The luxurious bathrooms and en-suites include white sanitaryware with cream floor and wall tiling, while the master bedrooms including fitted wardrobes with sliding mirrored glass doors.

Situated on the southern fringe of the city centre, Novo is part of Great Kneighton, a development being delivered by Countryside. Great Kneighton should ultimately provide over 2,250 new homes, a new primary and secondary school and a wide range of community facilities, including a new community square with a proposed health centre, shops, library and community centre. A new 120 acre Country Park is also being constructed which will contain woodland, four ponds including a 50,000m2 bird reserve, wetlands, playing fields and sports pitches for the new secondary school, and a range of play areas, including an adventure playground.

The research also found that 18% of estate agents believed good transport links were key. Convenient for those working all over Cambridge and further afield, a new transport hub located within the new village square will ensure commuters can easily access the city centre and train station. From the train station there are regular services to London’s Liverpool Street and King’s Cross stations, as well as to Stansted Airport. By car, the M11 is only a few minutes away.
