Stamp duty changes have positive impact on house sales

A regional builder says it has seen a direct link between the Government’s decision to alter stamp duty charges and a surge of interest in a new development in Telford.

Charles Church West Midlands says more people are interested in buying spacious, detached properties at Woodland View, in Lawley, since the stamp duty changes came in in early December.

The development, which has properties ranging from £209,950 to £279,950, currently offers executive four and five-bedroom homes.

Stephen Cleveley, sales director for Charles Church West Midlands, said: “We can see that the Chancellor’s decision to shake up stamp duty is having a real effect on buyers’ attitudes, particularly when they are looking at homes between the £200,000 to £250,000 price bracket.

“We have seen overwhelming interest in Woodland View since the New Year and would urge buyers to hurry if they want to live there. The properties are spacious and offer a lot of home for the money. We are building nearly 130 properties in total there, and you can already see that a lovely community spirit is developing.”

Stephen added: “Part exchange has proved particularly popular at this development and is a great way of buying your dream home. If you qualify for part exchange, then it is a straightforward process designed to ensure a stress-free move.

“We will arrange at least two valuations, agree a market price and buy your existing property. There are no hidden marketing costs and no chains to break, which leaves you free to move whenever you want to.”

Schemes such as Help to Buy and Home Change are also available if you have sold your own property or if you’re a first-time buyer.
