Residents in areas benefitting from the introduction of Crossrail in 2018 are expected to see the prices of their homes grow at least 33.6% between now and 2020, according to new research from property consultant’s Jones Lang LaSalle. According to the report, Countryside’s Kings Park development adjacent to Harold Wood station, on the Crossrail’s North-eastern section, is set to see a 40% price increase during this time period.

Providing direct services into central London and through to Heathrow and beyond, Harold Wood station will benefit from 12 Crossrail trains an hour when services commence in 2018. Journey time from Harold Wood to Liverpool Street is already a convenient 35 minute commute, but with Crossrail, travel to Bond Street will reduce from 50 minutes to 42 and also remove 20 minutes from the journey time to Heathrow.

Perfect for all types of purchasers looking to capitalise on this great opportunity, Kings Park offers a stunning range of three and four bedroom homes. With prices starting from £478,000 for a three bedroom home, many of the properties are also available through the Government’s Help to Buy scheme, where buyers need only put down a 5% deposit to secure a property.

Tony Travers, Managing Director of the New Homes & Communities division at Countryside comments: “The introduction of Crossrail to Harold Wood Station has proven a great incentive for many buyers at King’s Park, who welcome the extensive travel improvements set to benefit buyers, as well as the expected growth in property values. The availability of Help to Buy is also helping many buyers, including first time buyers and second steppers to secure a new home within the vibrant community at Kings Park.”

Newly released to the market, an exclusive range of luxury three and four bedroom homes are also now available at Kings Park. An example of the exceptional homes is the three storey, three bedroom ‘Kensington’ house design. The open plan living/dining/kitchen area on the ground floor is ideally designed for modern family living featuring high gloss units and integrated appliances in the kitchen. The first floor comprises of two generous double bedrooms and a family bathroom, whilst the second floor boasts a striking master bedroom, complete with an en suite shower room, private dressing area and spacious balcony, providing the perfect retreat.

In the immediate vicinity there are a great range of local amenities including a Post Office, supermarket, travel agent, several hairdressers, a bakery and a restaurant. The development is surrounded by a plethora of countryside, woodland and parks including Harold Wood Park, offering expansive woodland and open grassland as well as sports facilities including football, mini golf, tennis and a multi-use games area. Bedfords Park and Weald Country Park are also close by.

In addition to the rail links, Kings Park is conveniently placed for transport links on two London bus routes, connecting with Hornchurch for the District Line and Romford for shopping at the Liberty Shopping Centre.

All of the properties at King’s Park are available with Help to Buy, which means purchasers only need to find a 5% deposit. The Government will then provide an equity loan of up to 20% of the purchase price, interest free for the first five years, all of which helps to boost the deposit total, and make monthly mortgage repayments more affordable.

The exclusive range of three and four bedroom houses are priced from £478,000 - £600,000. Also coming soon to Kings Park, a collection of one and two bedroom Imperial Apartments, launching in summer 2015. For further information, visit kings-park.co.uk.
