Prospect East - New homes launching in E15

Prospect East, the first phase of the wider Chobham Farm masterplan, is being launched by East Thames in January 2016. Located between Stratford and Leyton, on the fringes of Olympicopolis, Prospect East will deliver 173 stylish, contemporary new homes, ranging from one, two and three-bedroom apartments and maisonettes to four-bedroom townhouses, in this new residential hotspot. An additional benefit is the area’s reclassification as Zone 2 in London’s transport network, ensuring Prospect East will become a vibrant new community for generations to enjoy.

According to JLL, Stratford is an emerging residential hub and average house prices in Stratford and Newham sit well above those across England and Wales and are continuing to grow at the highest rate. With a significant acceleration in 2013, Newham house prices rose by 12.5%, compared to the 10.6% growth seen in Greater London over the same period. Prospect East’s proximity to increasingly prosperous E20 offers an excellent opportunity for homebuyers in this rapidly growing, diverse community.

The development is located within what was previously the trading hub of E15 and the home of the former Stratford Works – the largest and most comprehensive rail works in Britain - and Prospect East has been designed to reflect the area’s industrial heritage as the principle locomotive running depot of East Coast railway in Britain. The factory produced over 5,500 vehicles, and its most celebrated locomotives – The Mogul, the Prairie, the Atlantic, the Pacific and the Sentinel have been commemorated as block names at the scheme.

The scheme’s landscape design references the rural roots of Chobham Farm, with the contemporary architecture fusing seamlessly with 558sq ft of open space – including a linear park and a communal courtyard lined with fruit trees, adding an element of sustainable design in the urban public realm.

Designed by architects Pollard Edward Thomas with families, couples and young professionals in mind, Prospect East will comprise 94 private sale, 59 shared ownership, 18 social rent and two affordable rent homes. Each property will achieve a sustainability code level of 4+, with a variety of energy efficient features, not limited to brown roofs, urban drainage and photovoltaic panels.

Many properties will also include a private garden, balcony or terrace, from which residents will be able to enjoy views of the area and beyond, including Canary Wharf. Residents will have access to a range of exclusive facilities, with five commercial units in the plans for the site.

In keeping with the connectivity synonymous with its industrial past as a railway works, Prospect East will play an integral role among the surrounding communities, linking the old Stratford town and the emerging East Village, formerly the campus of the Olympic Athletes – the traditional, and the contemporary.

As well as the leisure opportunities at the Olympic Park, Prospect East is enviably adjacent to the extensive amenities of Westfield shopping centre, the third largest of its kind in the UK. The proximity to the green spaces of Queen Elizabeth Olympic Park – the world’s largest new public park for 150 years – is an added asset to the scheme. The new cultural district of Olympicopolos, set to house a host of organisations, including new campuses for University College London (UCL) and the University of Arts, as well as new spaces for the Victoria and Albert Museum, and Sadler's Wells.

Stratford station is a 12 minute walk away, providing National Rail overground services, as well as the Jubilee and Central underground lines, and links via the DLR to London City Airport. The area is set to benefit from its reclassification as Zone 2, from January 2016, while Crossrail will transform transport options in 2018. From Stratford International, residents will enjoy direct links to Kent, as well as access to the Eurostar via Ebsfleet and Kings Cross.
