Locals have first call on new affordable homes in Garstang

Award-winning housebuilder Redrow is holding a special site-seeing event this Saturday (April 2) to unveil new affordable homes at Canal View, in Garstang.

Nine homes have been released as part of Redrow’s commitment to provide affordable housing within the development.

A 2010 study by Wyre Borough Council into its housing needs discovered 'a considerable need' for affordable housing, especially across the rural parishes of Wyre Borough. It calculated an annual net shortfall of 170 dwellings each year with a consensus among local residents of a strong need for affordable housing.

Findings supported the conclusions of the Fylde Strategic Housing Market Assessment, which stressed the urgency to deliver affordable housing in rural areas where 28% of existing households could not afford to buy a property on the open market, and 72% of newly-forming households were unable to afford their own home.

Importantly, the new Redrow homes in Garstang – which are being sold at 80% of market value – can only be bought by people who live or work in the area.

This Saturday from 10am to 5pm, prospective purchasers who visit Canal View, at The Toppings, will get the chance to take a tour of the Tavy two-bedroom style property, which is available as an end or mid-terrace.

And they will also get the opportunity to buy one of the properties at four-fifths of the market value providing they fulfil strict eligibility criteria.

Individuals or families who purchase must have resided within the parishes of Barnacre with Bonds, Garstang, Catterall, Kirkland or Nateby for six of the last 12 months, or three of the last five years, or have a family member living in those areas; or they must have employment in one of those areas.

Buyers must have an income below £60,000 and be a first-time buyer, or have previously owned a home but find themselves now unable to do so on the open market. And anyone wanting secure one of the houses must do so via a mortgage on the property – no fully cash purchase or investment is allowed.

The properties can only ever be resold at 80% of market value too to ensure they remain affordable for future generations of home owners.

Claire Jarvis, sales director for Redrow Homes (Lancashire), said: “This is a great opportunity for people who might otherwise struggle to get onto the property ladder to do so more affordably.”

She added: “Redrow doesn’t just build houses, we build homes and create communities. Providing housing for all is an important element of that. We would invite anyone who fits the criteria to come along to the site-seeing event to realise that owning their own property might finally become a reality.”

The 80% discounted price for a mid-terrace Tavy property is £135,995 and £144,995 for an end-terrace.
