Elan urges buyers to act early

Buy now and beat the post-Christmas rush is the advice Elan Homes is offering North West homebuyers.

Latest Bank of England figures show an increase in mortgage approvals; while the CML (Council of Mortgage Lenders) report that market sentiment is holding up well with high demand and pressure on supply.

Echoing the CML’s findings, niche developer Elan, with its Northern headquarters in Ellesmere Port, has seen a steady sales rate across its developments in Cheshire, Merseyside and Greater Manchester in recent weeks. Demand is such that at many locations eager buyers are making ‘early bird’ reservations to give them first refusal on particular properties when they’re released onto the market.

With that in mind, Elan is encouraging those thinking of moving to act now.

The housebuilder has homes available across the region including in Liverpool, Stockport, Tarporley, Haslington and Chester with new developments in Neston and Congleton due to launch in 2017.

Marie Morris, sales director for Elan Homes in the North, says: “We’ve seen a strong sales performance across all of our sites in the North West in recent weeks. Location has certainly played a part in that, along with the high specification we offer, as we build in some of the most desirable neighbourhoods. Another key driver is the availability of Help to Buy as it makes a massive difference to the affordability of a property. In many cases it’s meant that instead of compromising on location or specification our customers have been able to purchase the perfect property at a price they can afford.

“Post-Christmas is generally one of the busiest times for the housing industry, but we would encourage those planning to move in 2017 not to wait as they could miss out on their ideal home.”

Elan’s current developments across the North West include Aigburth Grange in South Liverpool, where two, three and four-bedroom properties are now available to reserve ‘off plan’; Cherry Tree Park in Stockport, which features three, four and five-bedroom homes; The Birches, an intimate venture in the sought-after village of Tarporley; Vicarage Fields in Haslington, where the final few properties are now on sale; and Westminster Place in Huntington near Chester, offering a good selection of homes with two to five-bedrooms.

Help to Buy equity loans are available across the various locations on homes priced under £600,000.

The Government-backed scheme offers customers the chance to purchase a brand new home with only a 5% deposit and 75% mortgage. The remaining 20% is covered by the equity loan, which is interest free for five years.
