Stamp duty savings for Tarporley buyers

The number of first time buyers paying Stamp Duty has reached a 10-year high, but with Elan Homes offering to cover the tax on selected homes in Tarporley purchasers could save thousands.

Located just off the Cheshire town’s thriving high street, The Birches features a choice of four and five-bedroom homes. While they may not be the typical first time buyer properties, the Stamp Duty incentive, plus the availability of Help to Buy equity loans make them an attractive prospect.

Customers using Help to Buy could secure a four-bedroom Hardy style home with a deposit of £18,250 (5%) and have Elan cover the £8,250 Stamp Duty.

Marie Morris, sales director for Elan Homes in the North, explains: “The Halifax First Time Buyer Review makes stark reading for those considering buying their first home with the average price and deposit paid by those starting out at a new high. What they may not realise is that with Help to Buy they should only need a 5% deposit and a 75% mortgage as the remaining 20% is covered by the equity loan, which is interest free for five years. Plus, because we recognise that many people don’t account for Stamp Duty when they’re assessing their finances with a view to buying a home, we’re offering to cover this cost on selected properties for a limited time only.”

The Hardy is available from £364,995 or an initial outlay of £291,996 with Help to Buy. The lower price includes a deposit or £18,250 (5%) and mortgage for £273,746 (75%). The balance of £72,999 (20%) is covered by the equity loan.
