Outside space is regularly at the top of property ’wish lists’, particularly as the weather warms up, however research by online estate agents HouseSimple.com reveals that four out of 10 properties currently on the market in London don’t have any. At Harvard Gardens, L&Q’s stylish new development close to Elephant and Castle, SE17, there are plenty of opportunities for soaking up the sun, with every home boasting a private garden or balcony.

Located in a vibrant part of South East London, Harvard Gardens offers its last remaining one and two-bedroom apartments, and a collection of four-bedroom duplexes which are ideal for enjoying summer in the city. The generously-sized apartment has a large balcony, while the four-bedroom duplexes feature a private garden, providing the ideal space for family gatherings this summer. All of the gardens and balconies are accessed via fully-glazed doors leading from the living areas, flooding the homes with natural sunlight.

There is no shortage of green space within walking distance of Harvard Gardens, perfect for days out with family and friends. Burgess Park, the largest in Southwark, is just a few minutes away, and has recently benefitted from an £8 million transformation. As part of the ongoing £3 billion regeneration programme in Elephant and Castle, the community will also soon benefit from a brand new park, a community garden, and two new pocket parks, creating even more outdoor spaces to enjoy.

Cathy Lloyd, Sales and Marketing Director at L&Q comments: “Private outdoor space is a highly sought-after feature for homebuyers, but can sometimes be hard to find, especially so close to central London. With these new homes at Harvard Gardens, everyone from young professionals to growing families can find a home that offers them outside space of their own, as well as a fantastic location close to both public parks and brilliant Zone 1 travel links.”

All of the homes at Harvard Gardens have been thoughtfully designed to maximise space and light, and are finished to a high specification. The contemporary, open-plan apartments feature fully-fitted designer kitchens with integrated appliances, generously-sized bedrooms and modern bathrooms with white Roca Hall sanitary ware. Each property also benefits from a video entry system and access to a communal courtyard and cycle store.

Harvard Gardens is located less than a mile from Elephant and Castle station, with services including the Northern and Bakerloo underground lines, offering easy journeys to Waterloo (four minutes) and Bank (six minutes), as well as City Thameslink trains to Blackfriars, Farringdon and St Pancras International. There are also 33 bus routes within a five-minute walk of the station, eight of which are night buses.

Prices at Harvard Gardens start from £415,000 for a one-bedroom apartment, and £540,000 for a two-bedroom apartment, available with London Help to Buy. Four-bedroom duplexes are available from £740,000 with allocated parking. For more information, visit harvard-gardens.co.uk.
