Property investors discover the high life without the hefty price tag in the Austrian Alps

Kristall Spaces AG, the promotional arm of British-managed property developer VenturePlus AG, is now introducing their latest development All-Suite Resort Fieberbrunn in Tirol in Austria, featuring 36 modern freehold apartments. Although Fieberbrunn is only a 30-minute drive from the upmarket ski resort of Kitzbühel, prices per sqm are on average 70% lower, making the area an attractive investment choice for savvy buyers.

Located in the heart of the Kitzbüheler Alps, linked to Saalbach and Hinterglemm in the Salzburg province, Fieberbrunn is known as a ‘Schneeloch’ (snowhole) as it captures 50% more snowfall than Kitzbühel. This has made the Tyrolean town a long-time favourite for skiers and boarders in search of powder snow and is the reason why it is host to the annual Freeride World Tour. To sustain its popular ski season, which starts on 1 December 2017, Fieberbrunn’s authorities are now investing €7million to add 35 new snow machines and enhance the meltwater capture system used to make snow in a more sustainable way.

Another recent upgrade, following the local authority’s investment of €20m last year, is a new high-speed 10-person gondola, giving access to 347km of skiing. This makes Fieberbrunn one of the world’s largest ski areas and bodes well for local tourism, which has already seen a 9% uplift in the last year.

Simon Atterbury, Principal at Kristall Spaces AG comments: “The continued infrastructural improvements in Fieberbrunn and its dual season credentials have led to frequent enquiries from buyers who are attracted to the area but can’t justify spending up to €15,000 per sqm in Kitzbühel.

Neighbouring Fieberbrunn, where the starting price is €4,500 per sqm, is an appealing alternative, giving buyers the lifestyle retreat they want and the opportunity to generate good rental income and an average 4.5% return each year. The resort’s proximity to Salzburg airport, 50 minutes by car, is a further draw, making it a convenient location to own a holiday or investment property.”

Once completed, in winter 2018, All-Suite Resort Fieberbrunn will be managed by Kristall Spaces’ sister company All Suite Resorts. The team’s expertise gives owners the opportunity to achieve an average rental return of 4.5 percent per annum or opt for a guaranteed return of four percent in the first five years. The project has very strong support from the local council, is located in the centre of the resort and offers a selection of one, two and three-double bedroom residences starting from €208,000 (£185,000).

The apartments range between 43 and 130 sqm in size and, as with all Kristall Spaces developments, are fully equipped with furnishings and fittings, as well as parquet floors featuring underfloor heating. The interior themes have an alpine feel with a choice of a modern or traditional finish, combining warm, natural materials with minimalist designs. Standard features include wireless LAN, intercom access, triple-glazed floor to ceiling windows, Italian ceramics and Hans Grohe bathroom fittings. Miele kitchens with integrated appliances, cutlery and crockery as well as flat screen Smart TVs are also included.

Following a day on the slopes, guests and residents will be able to unwind in the onsite bar and restaurant or recharge their batteries in the high-spec spa, which will feature a sauna and steam room. Fieberbrunn itself also has an abundance of après-ski establishments with over 30 restaurants and bars on the doorstep of the new apartments.

Inexperienced skiers can choose from one of three ski-schools, whilst those wanting to try something else can indulge in sleigh rides, ice skating, snowshoeing or one of the illuminated toboggan runs or, for all family members, try Timok’s winter rollercoaster.
