Launch of penultimate Le Jardin de Fleur resort, Morocco

Villas du Soleil Clubhouse The 11 Le Jardin de Fleur resorts-within-a-resort at Mediterrania Saïdia have had quite a whirlwind of a year. England stars John Terry, Rio Ferdinand and Gary Neville have publicly invested in their own villas, the 2007 CNBC Arabian Property Awards have acknowledged the developer by way of two honours and the King of Morocco himself has been a regular visitor on site to check on progress. With nine of the resorts already nearly or completely sold out, the penultimate project has just been unveiled to the market – Villas du Soleil.

The 76 villas occupy a prime location minutes from the beach and overlooking one of the three first-rate 18-hole golf courses. Available in four styles – Freesia, Lotus, Verveine and Zinnia – the two and three bedroom villas evoke a luxury Bedouin theme with rooftop domes and Moroccan arches as exotic architectural features. Each has a rooftop solarium and sits on its own private plot of around 500m² complete with covered terraces, private pool whilst the whole of Villas du Soleil is lovingly landscaped with picturesque gardens. Inside the villas have fully fitted kitchens with chic Siemens appliances, en-suite bathrooms, cream marble floors, hot and cold air conditioning, satellite television and to conform with the King’s touristic laws, will be furnished to the highest standards.

Villas du Soleil hold VVT ‘Villages de Vacances Touristiques’ status, and although purchased freehold with full title deed, owners may entrust their property to the hands of a professional, licensed, management company who will let them out as part of a minimum nine year leaseback scheme. The resort offers an array of facilities to attract those lucrative high net worth customers including a lagoon style swimming pool, tennis and padel courts and children’s play area whilst the on-site Clubhouse harbours a restaurant, bar, café, gymnasium and indoor heated swimming pool. The 24-hour concierge will source housekeeping, maid services and babysitting whilst a reciprocal agreement between the 11 Le Jardin de Fleur resorts will allow owners to avail themselves of all of the communal facilities across the board. This includes the flagship 204-room five star Sahara Beach & Spa Resort with its luxurious Spa & Thalassotherapy centre.

To boot, all of Mediterrania Saïdia’s offering is on the doorstep – three 18-hole golf courses, an 840-berth marina, 6km of beachfront with 17 beach clubs, a Moroccan Medina shopping experience and an equestrian centre, to name but a few.

Prices at Villas du Soleil start from 251,000 GBP (326,000 euros) and rise to 371,000 GBP (481,000 euros). Payment terms are 2,000 GBP (3,000 euros) reservation, 20% on private purchase contract, 20% on commencement of construction (estimated mid 2008) and 60% upon completion scheduled for mid 2010. Inspection trips are available from GEM Estates for 300 euros which is refundable in the event of a purchase at the resort.
