Broad Description of the property

1. The property is basically located in a village setup with lots of open space and greenery. It is on the foot of a small hillock over looking paddy fields. Location

2. Nearest air ports are Coimbatore, Cochin and Calicut. All these are located approximately 100 kms form the House.
3. Nearest railway stations are Ottapalam, Shoranur and Pattambi. All of them are 10 Kms from the House.
4. The House is actually located at a place called Kailiad 10 kms from Shoranur and 35 kms from Palakkad. On Palakkad-Shoranur road, one has to turn towards Vallapuzha from Vaniamkulam. It is 5 kms from Vaniamkulam. The road is reasonably good till the house. The area is surrounded by small hillocks and paddy fields. The site is located at the bottom of a hillock. There are scattered houses around the house.

Detail Description of the Property

5. The main house is in the centre of the plot of approximately 2-3 acres of land. The entire plot is fenced with barbed wire. There are two roads to the house, one from the front and other from rear. The property consists of:-
(a) The main house.
(b) An out house (Padi Pera).
(c) Kottil (Covered shed).
(d) An open shed (for garage etc)
(e) Two ponds.
(f) Flat open area around the house.
(g) Area covered with bushes and trees.

Main House

6. The main house is a two storey building.
7. The ground floor is approximately 2500 sq ft of plinth area. The drawing room, two bed rooms with attached bath rooms, two study rooms, two kitchens, dinning hall, store etc are located on the ground floor. There are two verandas on two sides. A well is attached to the kitchen. The dinning hall, drawing room and kitchen are fairly large. The windows are fairly big and so provide good light and air.
8. The first floor has two bed rooms with attached toilets, a sitting area, and two side rooms. The plinth area is 1800 sq ft.
9. The second floor consists of a hall, a balcony and two small side rooms. The plinth area is 1800 sq ft.

The out House

10. The out house has two floors. Approximate area of each floor is 1200 sq ft on each floor. In the ground floor, it has a bed room with attached bath room cum toilet. There are other rooms, which can be used for multi-purposes like servant’s quarter or store.
11. The first floor has hall, a toilet and three side passages. The hall can be used for meeting, conference etc.

Kottil

12. The Kottil has a hall and couple of side rooms. The hall can be as class room, service area or for any other purpose. Approximate plinth area is 1500 sq feet.

The Open Shed

13. Since this shed has over head cover it can be used for any purpose. The size is about 30 ft by 15 ft.

The Ponds

14. One pond is next to the house and it has covered area for privacy. There is also a toilet. This pond can be used as a private swimming pool.
15. The second pond is out the house. This can be used for watering of garden.


Open Space Around The House

16. The area around the house is laid with stones. This area can be used for parking of vehicles (25-30) or as playground (volley ball, shuttle-cock etc). This area provides a clean surrounding to the house.

Balance of the Area

17. The balance of the land is approximately 2 acres and covered by bushes and trees like coconut, mango, jackfruit etc. This area can be used for any cultivation or construction.

Other Points of Interest

18. There two over head water tanks with independent pump sets. The house is fully electrified. It has a telephone connection. There is a remotely adjustable satellite dish antenna.
19. The entire house is built on good teak and other quality wood. The beams of the ceilings, windows and doors are made of wood like teak or similar varieties.

24. Other points of interest:-
(a) Shoranur is famous for Ayurvedic treatment since there are Hospitals like Kerala Ayurveda Samajam Hospital and Vishnu Ayurvedic College located here. Because of these institutions expertise and trained personnel are available here at cheaper rates.
(b) Additional land of 5 acres is available readily for purchase. This property is only 200 metres from the House. Currently it is a mango grove yielding mangoes worth over Rs 1, 00,000 per year.
