In a several hundred sq.m. yard we have old vines which produce high quality grapes/wine every year, flowers and fruit trees. There is a covered garage, a small summer outside kitchen, and a parking lot for a few cars.

We are in a nice neighborhood in the town of Kresna of about 15,000 people, which has one of the warmest winters in Bulgaria and Europe due to hot mineral water streams underneath. This unique Mediterranean climate is influenced also by thousands of acres of pine forests, the mighty Strouma river, snow-covered mountains high above protecting from the Northern cold influence, and Aegean warm winds from the south. A renown air quality suitable for people suffering from asthma and respiratory difficulties attracts families with small children, and affluent retirees who are served by excellent schools and medical centres. We are right at the foot of the Pirin Mountain, near the spectacular bio-sphere 30 km Kresna Gorge with ever green endemic sub-tropical vegetation. Nearby there are hot springs, 2 monasteries, Roman ruins, many hiking trails to glacial lakes and age-old forests, and to the 2914 m Mt. Vihren, the 2nd highest in Bulgaria covered with snow for 7 months.

Kresna has a well developed infrastructure: the interstate to Greece passes through, there is a major rail station, hourly bus connections to Sofia, Blagoevgrad, Sandanski, daily transport to Greece, Romania and Russia. Numerous shops, restaurants and cafes are geared to the visitors. Kresna is within 30-40 minutes from the Greek/Macedonian borders, the prime ski-resort Bansko, the wineries of ancient Melnik, the hot-springs resort Sandanski, the American University in Blagoevgrad; and within 2.5 hours from Sofia, Skopie, and Thessaloniki International Airports, and the Aegean beaches.

I will do a refurbishment and furnishing to a luxury level per your specification at an extra cost. As an estimate similar repair costs are on the order of 2-15 k EUR depending on what is needed. A small pool can be built in the yard. I own two other houses nearby, and thus we can manage your property. Alternatively, I can rent out for your needs these other properties for short stays.

I have set up, and manage an OOD which will allow a foreigner to own the house and the land, in compliance with all local regulations. At present this OOD is 100% owned by a Japanese person, who is willing to transfer the ownership of the shares at no extra cost. He owned the house, but has since focused his investments in other properties in Bulgaria, which I also manage, and has set up another legal entity.
