Legal Process

Under Bulgarian law foreign citizens can not purchase land. However, foreign companies can purchase property. So, the most common method for individual foreigners to buy land is to set up a company, which then officially owns the land and buildings.

We can assist with the process of establishing your company from start to finish, which can take between 2-4 weeks. The company does not need to operate; it is simply a tool to purchase the property. We can provide you with a package that sets you up with a bank account and a Bulgarian company for GBP 400. If need be, we can complete the entire process without your coming to the country. When we register your company, you must deposit a sum of BGN 5,000 lv (approximately GBP 1,800) into your company bank account. This money can then be withdrawn once the company is registered. Each year it will be necessary to file company accounts, which we can also organize for you.

Additional Fees

In addition to the purchase price, you will be required to pay solicitor, notary, and government fees, which range from GBP 200 to GBP 400 depending on the price of the property.
