This traditional stone cottage is 4km from the market town of Ansião, with shops, banks, health centre, schools and some excellent restaurants nearby serving local fare. Meat, fresh fish and vegetables are available at the weekly market.

The local scenery is quite impressive with forested undulating valleys and hillsides that remain green all the year round. The rainy months are November and December and sunshine prevails the rest of the year with temperatures reaching 35º in mid summer.

Coimbra, steeped in History, is the third largest city in Portugal, 40 minutes drive north and 45 minutes drive west you will find an unspoilt coastline with vast extenses of sandy beaches. The property is situated between Porto and Lisbon, both with airports and several daily connections to various locations in the UK and other european destinations. The airports are about 1.30hr drive away.

The house is located on the edge of a hamlet and although access is good there is virtually no road traffic, maybe one car per day.

The half acre of land (2,000m2) comes with several fruit trees, namely fig (figueira) olives, pear, peach, orange, quince, vine and plum. Dry stone walls surround part of the land and there is plenty of room for a pool. The land slopes gently away from the house with good views beyond looking over pasture and wooded hillsides.

The house itself is built robustly from local sandy golden coloured stone. The walls are 60cm thick with large single stone slabs framing the window and door openings, giving an impressive architectural appearance. Traditional terracotta pan tiles form the roof.

The rooms inside are unusually large for an older property giving a lot of scope for internal layout and the existing kitchen even comes with a built in bread oven. Water and electricity are nearby in the street. The house needs renovating and with a little imagination and care will provide the new owners with a really impressive home in a beautiful setting.
