The village
The village is called Sudok and located just 60 km outside the Arctic Circle, (70 km from Jokkmokk). It is surrounded by forests, lakes and beautiful scenery and there are only 15 or so houses built around the three lakes.
The village is served by water from an underground local spring all year round, sewerage via a septic tank and electricity.
Nearest supermarket and petrol station is 30 km from the village.
Snow Mobiling and good walking from the doorstep.
Cross country skiing around the village.
Slalom and skiing slope in Vuollerim (30km) and Kåbdalis (35km).
Year round fishing.
Swimming and boating in the lakes in summer.
The house structure/building materials
The house was built in the 1940’s and is built as most houses in northern Sweden after 1930, i.e. timber framed with wood cladding and built on a foundation of rock/cement.
The roof is a strong wood structure clad in strong metal sheeting as are 90% of houses in this part of Sweden.
The house is sold freehold so the land comes with the house.
It is possible to live there all year round.
The main heating system is a wood burning stove which heats all the water radiators. This is complemented by an integrated electric system which is very convenient for when the property is unoccupied in the winter time.
Water is provided from a well. The cost of maintenance is shared with 2 neighbouring properties (approximately £38 per year). This is a very cost effective method of water provision.
The sewerage is a septic tank which is emptied regularly and paid for between the 3 houses. Emptying of the tank costs £45 per house.
All of the downstairs windows have been replaced by triple glazed units.
A survey was carried out on the house in 2007 by a British Chartered Building surveyor. The house has also been inspected by a local builder of 25 years experience.

Both the upstairs and downstairs toilets have been replaced together with associated pipe work.
New pipe work has also been installed to the shower in the downstairs bathroom.

The garden
The garden is large and has an area at the end for a jetty onto the lake.
There is a large out house/barn with electricity which provides a storage area, garage (parking for 2 cars) with electricity and car warmer, and a window area from which to sit and view the lake which could be developed for further accommodation.
A second outhouse provides a storage area for wood.
Small additional garage situated at the front of the driveway.
Running costs
The annual costs for the house which includes property (council) tax, heating, water, snow clearance of the driveway, house insurance is approximately £1900 per year (though this is for living there 12 months of the year so costs will be less as a holiday home due to less heating and electric costs).

The area
So what does this area of Swedish Lapland have to offer you?
One mighty and overwhelming natural experience in the land of the midnight sun.
All the nature you can imagine...dense forests...mountain birch... wide stretched mires... bare white mountains with deep valleys... pure clean lakes with salmon, trout and char and beautiful, amazing scenery.
Wild roaming game animals including Elk (Moose), Reindeer, Wolverines, Lynx, Wolves and hundreds of varieties of birds including Eagles and migrating Mute Swans most weeks of the year.
In summer, 24 hour daylight for over 10 weeks, and in winter the Northern Lights, a magical experience for all who witness it.
The air is pure and you can drink directly from the many rivers, lakes and streams without fear of pollution.
The Fishing is considered to be some of the best available to Fishermen today. There are many varieties of fish available in thousands of well stocked lakes and some of the largest Pike have been caught here where it is called the ‘Swedish Shark’!
Eight national parks and 170 nature reserves, each with their own special character. The area of Laponia, is only 3 hours. This has been designated by UNESCO as one of only four true ‘World Heritage Sites’.
The tradition of protecting and preserving nature has meant that many unusual plants grow in the unique habitat here and rare species of animals find sheltered places to raise their offspring.
Snow scooters can be hired in the winter and low priced fishing is available in the summer and winter, as are all types of sports including walking, hiking, golf, snowboarding and skiing, hunting, dog sledding and many more.
The world famous ‘Ice Hotel’ is only 2 and a half hours away.
The famous ‘Jokkmokks Winter Market’ (over 400 year old Sámi craft market) takes place every February (which provides huge rental potential for the week).
How to get here
The flight from Stockholm and Gothenburg to Swedish Lapland (Luleå Kallax airport) takes just over an hour.
It is strongly advised that a car is used when staying/living in the village as there are no public transport links to the village (with the exception of taxi’s). The journey by car from Luleå is about 2 hours.
Cars can be hired easily from Luleå airport (Avis, Hertz and Europecar) and Jokkmokk.
Murjek, which is 50kms from the village, has direct train routes to Stockholm, Luleå (for the airport) and Kiruna for the world famous Ice Hotel.
Transport in the winter
Transport is not difficult in winter as all roads are kept open and cleared daily of snow. Hire cars are supplied with the appropriate tyres and warming equipment. The engine warmer power lead is simply plugged into an outside socket an hour or two before a journey.
