It is not just the value of your house that is going up

The Government needs more houses, particularly in the South East. Whilst green field sites are often subject to National Press Interest and Objection, Brownfield sites (this can include gardens with properties), are in principle encouraged for re-development. Indeed, such developments, will inevitably raise the value of the adjoining neighbours’ homes.

If you have a property with a large garden, corner plot or if your modest garden backs onto other modest gardens, all of which are becoming too large to cope with in the 21st century of busy lives, now may be the time to act.

Do you know what your land is worth?
You may well have had your house valued by the local agent but he is only valuing as a house and garden with a view to selling as a whole, but if you take stock and consider the value of your garden you could be worth considerably more.

Take for instance a house sitting on a corner plot. Is there room for an additional property or two? If so, then you could look to

A. Selling part of your land for development and staying in your home
B. Selling part of your land for development and selling your home and remaining garden
C. Selling everything and moving out.

These are interesting options as they can raise substantial funds for someone who wants to remain in the family home or seek a new life style.

Often the original property and garden still have a substantial value despite the fact that a proportion of the land has been developed. So selling this as a separate plot can bring financial rewards.
