TROGUES FARM ------- PEAK DISTRICT

Trogues Farm has an area of 122 acres, which I inherited from my late father in 1970. It is situated in the Derbyshire Peak District roughly midway between the villages of Wensley and Winster. O.S. SK2560. The house lies about 100 yards from the B5057 road at the head of a secluded, wooded valley. It commands a magnificent location facing towards the Derwent valley and includes part of picturesque Wensleydale. Today, the land is let out each year for summer grazing with only about five acres forming the homestead on which a few sheep graze. It has mains water for stock at four different locations on the estate.

The house was built in 1982, designed specifically for my late wife and me. It has split level bungalow style accommodation. There are nine rooms, including three double bedrooms, one of which is currently used as an office. It has a modern fitted kitchen and separate dining room, lounge, and a 4-piece bathroom. At the lower level is a large garage/workshop and a well-appointed utility room. It has a large loft area originally designed with substantial floor joists to take two extra bedrooms and bathroom for which plans are available. All windows are double glazed and there is gas central heating in all rooms. All the roads were newly laid with tarmac in 2001. There are two large outbuildings; the one to the east of the house was built in 1987 and has 950 sq.ft. floor area, and the barn, nearest the house, (west), has 850 sq ft.

All carpets and curtains, fixtures and fittings will be included with the property together with a substantial quantity of agricultural and ground maintenance equipment. Also included are several engineering items which will also be available at the purchaser`s discretion.

A condition of the original planning consent restricts the sale of Trogues Farm, (a), to a person (or any of his dependants) who is mainly employed in agriculture, and, (b), that the house shall only be sold with a "substantial part of the land". Neither of these clauses is considered onerous, since, (a), the owner of Trogues will clearly wish to maintain its upkeep and profitability, and, (b), to keep control of the whole estate requires preserving its integration. As stated, the majority of the land is let out each Spring for summer grazing which terminates in the Autumn. At current letting prices this generates around £5000 p.a. This arrangement in no way intrudes on the privacy of the residents and can be beneficial in maintaining the estate.
