We the vendors, purchased the property in 1990 and at about that time, carried out a number of improvements in order to run the property as 15 permanent flatlets, this has been very successful and a good investment over the years but due to a change in circumstances we have decided to sell the property, once the decision to put the property on the market had been taken we advised our tenants of the uncertainty of their future tenancies with us, some have left for more secure tenancy agreements elsewhere. As the flatlets have become vacant we have chosen to clear them of furniture and have not relet them so as to give the choice to the new owner (please note there should not be problem finding tenants for this type of accommodation) the rents presently being charged are very reasonable and there should be scope for increases if the purchaser wishes to carry on in this vein. But if the purchaser wishes not to continue with all or some of the tenancies two months notice can be given and the property vacated before completion.
Work carried in the early 90's
The basement was damp proofed (injection type along with some tanking)
The basement ceiling was brought up to one hour fire proofed quality
The basement floor was asphalt damp proofed
All basement walls re- plastered along with all new fire doors
The building was rewired with a three phase electrical supply and re plumbed
Door intercom supplied to each room
TV aerial cable amplified and run to each room along with telephone cables
All bathrooms refitted
Fire alarm installed throughout the building
Emergency lighting on halls and stairs installed
Common areas lit by means of low wattage lights controlled on a photocell switch system
Fire partitions in hallways (Installed in such a way they can easily be removed revealing all original features)
More recent work
2003 rear vehicle access created
2004 front vehicular access created front driveway laid, new front gates and all boundary walls overhauled.
