First Energy ‘A’ Rated development in Mallorca

With reduced energy consumption now more important than ever, the first Energy ‘A’ Rated project in Mallorca, and possibly the whole of Spain, has been launched – Torre Camp de Mar Residencial.

María José Vega, Sales Manager in charge of this groundbreaking project for Mallorca Sotheby’s International Realty, explains, “Never before has Mallorca seen this level of innovation when it comes to eco-friendly construction. Achieving an energy efficiency rating of ‘A’ is no mean feat. To give a comparison, internationally-renowned house builders in the same area have astonishingly only managed a ‘D’. Torre Camp de Mar Residencial has come at exactly the right time for those who are committed to saving the environment and saving money.”

To attain these dizzying near carbon-zero heights, developers are making use of natural energy sources by installing biomass boilers fuelled by local Mallorquin wood chips and geothermal heat pumps powered by clean photovoltaic systems, with a reverse cycle for air-conditioning. Architecturally, only the best building materials have been used (the Mallorquin developer is using his own multi-million euro property as the benchmark) and the homes are insulated, shaded and orientated for the best results. Gardens are filled with native Mediterranean species and recovered rainwater feeds automatic irrigation.

Sustainable construction aside, Torre Camp de Mar Residencial claims several other unique selling points. “We’re not just selling a place to live, we’re selling a way of life,” continues María. “For the international market, German, Scandinavian and British in particular, the southwest of Mallorca is the first choice location. This project is less than ten minutes from Port Andratx, and 15 minutes from Port Adriano and Puerto Portals – the Island’s top three marinas to berth your yacht. Meanwhile Golf de Andratx is 20 metres behind the complex with white-sand Camp de Mar beach directly in front. Add a heated pool, fitness area and beach club, and it’s clear that this development is more than just ‘property’.”

“Torre Camp de Mar Residencial will sell out before completion,” finishes María. “The prices aren’t cheap, half a million euros upwards, but nothing is ‘cheap’ in southwest Mallorca anymore, and for these qualities, facilities and the location, it’s unbeatable.”

Torre Camp de Mar Residencial comprises 33 apartments (six different types in ten blocks) ranging from 85m² two beds up to 180m² three beds – excluding terraces. Most homes have open sea views, while interior ceiling heights are up to an impressive 2.6 metres. Each room (bedrooms, living-dining room and kitchen) has touch-screen control of lighting, air-conditioning, heating, curtains and so on, with the ability to manage from the outside via smartphone/computer. Intercom, TV and data networks are also installed.

Prices start from 500,000 euros for a two bedroom apartment rising to 1.5 million euros and above for a three bedroom penthouse with roof terrace.
