A new year brings a new release of properties at Cruden Homes’ popular Wester Lea development in the village of Newtongrange in Midlothian.

Included in the release for the first time, are four-bedroom detached and semi-detached Cobbinshaw style villas along with a selection of three-bedroom Glencorse style mid and end-terrace villas.

The interior of the new Cobbinshaw includes downstairs, a welcoming hallway with utility and wc off, living room, a fully integrated kitchen with stainless steel oven, hob and hood and a dining area with French doors to the rear garden. Upstairs there are four bedrooms with ensuite to the master and a good size family bathroom.

All the homes on the new release look out on to what will be, a sizeable traditional-style village green with footpaths, lots of green space and a small play park for children.
What’s more, the area surrounding the green will be car free helping make it a quiet and stress free environment.

Prices on the new release range from £177,000 for a mid terraced villa to £229,000 for a four-bedroom detached villa, however Cruden Homes would also advise buyers, that the Help to Buy (Scotland) scheme is available on all properties at Wester Lea for settlements from April 2015. In essence, if the buyer qualifies, the Scottish Government provides an interest free equity loan of up to twenty per cent of the purchase price (which can be repaid at any time), so the buyer only needs to raise a five per cent deposit to secure a seventy-five per cent mortgage from a participating lender. (terms, conditions and qualifying criteria apply).

Hazel Davies, sales and marketing director at Cruden Homes (East), said: "Wester Lea is proving to be one of our most popular developments, particularly with young families, so we’re obviously delighted we can now introduce for the first time, four-bedroom detached and semi-detached family homes to extend the range of properties we have here, all of which have been specifically designed for this lovely semi-rural location”.

Newtongrange is an active community due to the range of leisure and social pursuits available. Nearby, Dalkeith also offers a wide array of shops, pubs and restaurants. Primary education is provided at Newtongrange Primary or St Luke’s in Mayfield, with secondary education at Newbattle Community High School, which is just a short walk from Wester Lea.

For those commuting to the capital, Edinburgh city centre is about 20 minutes by car from Newtongrange and there are three train stations within five miles or less. Of particular interest to commuters though and also a major contributing factor to the ongoing popularity of Wester Lea, is the eagerly awaited Waverley railway line running from Edinburgh to Tweedbank and currently under construction. When complete later this year, the new line will give direct access to the capital and the Borders from the newly refurbished station in Newtongrange.

The Wester Lea show home and sales office are open Friday to Monday, from 11am to 5.30pm. For information on all Cruden Homes’ current developments, visit crudenhomes.co.uk.
