Following the success of its first phase, leading developers FABRICA by A2Dominion and Rydon have launched the eagerly anticipated second phase of Jigsaw - their landmark regeneration scheme in the heart of West Ealing.

With its design masterminded by acclaimed industry icons Conran and Partners, Jigsaw will deliver an exclusive collection of 90 one, two and three-bedroom apartments, maisonettes and houses. As part of the overall £166million masterplan to revive the former Green Man Lane Estate, the five hectare site will comprise 770 high quality homes on completion.

The area is set to enjoy a new incarnation as it welcomes the arrival of Crossrail from 2018. Operating from nearby West Ealing Station, the revolutionary new rail network will improve transport links into Central and East London, enhancing the lives of commuters as it reduces journey times to just 13 minutes into Bond Street and 21 minutes into Liverpool Street. Increasing the accessibility of the Zone 3 location, Crossrail is forecast to stimulate capital growth throughout West Ealing, ultimately benefitting Jigsaw’s potential purchasers.

The interior specification mixes pale oak with a palette of warm tones that works with the carefully selected fixtures and fittings to create a timeless and tranquil space for residents to enjoy. Each property features well-proportioned open plan living/dining rooms leading onto a private balcony or terrace. Residents will also have access to a range of landscaped open spaces as well as parking, and bicycle storage.

Intelligent engineering ensures that each home will be built to the highest environmental standards, while the exemplary levels of insulation and air tightness will help to contain heating costs and keep bills to a minimum. In addition, an onsite energy centre will use combined heat and power to produce low and zero-carbon energy.

Externally, Jigsaw articulates Sir Terence Conran’s philosophy that, “good design improves people’s lives”. Much like the puzzle pieces implicit within the site’s name, Jigsaw has been developed around the theme of connectivity, with pathways and open spaces unifying each component of the scheme. The infrastructure comprises a collection of new parks, landscaped plazas and pedestrian boulevards that combine to create an attractive public realm, fostering integration and sustaining a vibrant community for decades to come. A new and improved primary school will also cater to the additional families expected to move to the scheme.

Rosie Nesbitt, Group Director of Sales and Marketing at FABRICA, comments: “Jigsaw is already transforming the community through the positive impact of architectural design. The first phase has been an effective catalyst for the regeneration of the area and we envisage that this process will continue to advance with the launch of the second phase.

Rosie adds: “Designed with first time buyers, second steppers and families in mind, the mix of property types and array of price points will provide both an aspirational yet accessible new home for many Londoners.”

Tom Rigby, Development Director for Rydon, comments: “West Ealing’s emerging status as a property hotspot has been cemented by its recent upward trajectory in house prices and the area’s popularity is only expected to increase with the imminent arrival of Crossrail. Jigsaw is a great opportunity to be a part of this, offering buyers a quality London home combining superb design and investment potential as well as a highly desirable place to live.”

As London’s leafiest borough, Ealing has over 100 parks and open spaces that are home to allotments, play centres, wildlife havens, tennis courts, football pitches and bowling greens, and is affectionately referred to as ‘heavenly suburbia’. Jigsaw residents will be able to take their pick from Walpole Park, Pitshanger Park, Lammas Park and Dean Gardens, all within easy walking distance of the scheme.

Jigsaw’s new residents will also benefit from the already changing face of West Ealing, which is now home to a thriving café culture, well-equipped high street, and an array of bars and restaurants. Local amenities include a Waitrose and Sainsbury’s in walking distance of the scheme and for a more extensive retail experience, the shopping centre at Ealing Broadway is a 20 minute walk away.

For foodies, The Drayton Court Hotel, which boasts London’s largest beer garden, is a ten minute walk away, while The Walpole - a favourite of celebrity chef Marco Pierre White – is a little further afield. A weekly farmers’ market is a short stroll from the development and offers fresh produce from farm to table.

For cultural entertainment, the Ealing Summer Festival takes place annually from July to September, with carnivals, blues festivals, jazz festivals, comedy events and a London Mela taking centre stage, while an annual film festival evokes the cinematic heritage of the century-old Ealing Studios.

Excellent transport links have attracted various businesses to relocate to West Ealing, enhancing employment opportunities in the immediate vicinity. Trains from West Ealing into Paddington take just 15 minutes and the arrival of Crossrail in 2018 will significantly reduce journey times into Central and East London locations.

Prices at Jigsaw start at £570,000 for a two-bedroom apartment. For further information, visit londonjigsaw.co.uk.
