Cutting out the daily commute and having leisure facilities on the doorstep are two desirable features that house hunters value highly when looking for a new home, according to new research from Santander Mortgages. The figures reveal that Brits are becoming a ‘recreation nation’, more keen to make memories then make purchases, by cutting out their commute and enjoying nearby leisure facilities such as green spaces, bars and restaurants. Home buyers are prioritising local amenities when looking for a new house, compared to traditionally considering only the features of the property itself, with 28% looking to maximise their free time by purchasing homes close to leisure facilities, and 17% who want to buy close to green space.

Bellway Homes North London is now offering a perfect solution to house hunters seeking more ‘me time’, with a further selection of one, two and three apartments at its Avedis development in South Ruislip coming soon. The comprehensive regeneration of the former Arla Dairy site will also be home to an exciting mix of 163 new one, two and three bedroom apartments, a state of the art, eleven screen Cineworld multiplex, an ASDA supermarket and five family-themed restaurants for dining out, including Bella Italia, Frankie & Benny’s and Mimosa.

Oliver Weston, Development Surveyor at Citygrove Securities, who manages the overall site, comments: “This site was vacant for many years and needed to be brought back into active use to benefit local residents. The leisure facilities will provide opportunities for families to eat, shop and watch a movie without having to travel further afield.
“Importantly, the scheme has been designed around significant new public realm, to provide a focal point for the town centre of South Ruislip.”

Avedis, meaning ‘brings good news’, will become a vibrant and thriving place to live in West London, ideal for professionals, first-time buyers, downsizers and investors alike, looking for a modern property within convenient proximity of central London.

Kevin Bowles, Bellway North London Sales Manager, comments: “We believe that it is not just great homes that creates buyer appeal. As revealed by the survey, location, amenities and leisure pursuits all add up to create a desirable home. By regenerating an area and providing home owners with leisure facilities, the area can really thrive again. Avedis offers a winning formula, with stylish new homes, and a selection of enviable amenities on the doorstep.

“We urge those looking for a new home in the area, to come and see for themselves what Avedis has to offer, as homes here are selling fast.”

All units at the retail and entertainment complex were pre-let before work began. Foundations are nearing completion and steel work is almost complete and on track for the shops, restaurants and cinema to be open in Spring 2017. There is also extensive landscaping work for a central, open public piazza with seating and new off-road walking and cycling routes.

As with all Bellway developments, attention to detail is evident throughout the apartments at Avedis; demonstrated in everything from the choice of materials to the stylish integrated appliances in the kitchens and contemporary sanitaryware in the bathrooms. The apartments enjoy a high quality specification, with open-plan living spaces, fitted wardrobes to master bedrooms, flooring throughout and allocated parking. The majority of the properties will also benefit from an outdoor space in the form of a balcony or terrace.

A selection of independent retailers, popular chain stores, cafés, bars and restaurants can also be found on Ruislip High Street and surrounding roads, all within a ten minute drive from the development. The local area also boasts a number of entertainment venues including the Compass and Winston Churchill theatres which present a comprehensive programme of drama, comedy, music and dance shows.

Nearby leisure facilities include Queensmead Sports Centre, which encompasses tennis and netball courts, a fitness studio, sports hall and gym, while Highgrove Leisure Centre, two miles away, has two swimming pools, a sauna and a steam room, as well as a gym and exercise studio. Ruislip Golf Course is also three miles from Avedis and West London Golf Centre is just over a mile away. Colne Valley Regional Park is situated six miles from the development and offers a wealth of opportunities for sport and outdoor pursuits, including sailing, horse riding, wind surfing, canoeing and water skiing.

Commuters will find journeys a lot easier at Avedis, located just a few minutes’ walk from South Ruislip tube and rail station. From here, residents can benefit from the London Underground service on the Central line into the City, in less than 40 minutes. Chiltern Railway services also connect with Wembley Stadium and London Marylebone. If travelling by car, major roads nearby include the A40 for Hammersmith, central London and the City, the M25, and the M40 for Oxford and Birmingham.

Guide prices for a two bedroom apartment currently start from £374,995. A selection of homes are available with Help to Buy London. For further information on Avedis at The Old Dairy, visit bellway.co.uk.
