Leading affordable housing provider East Thames is responsible for two of East London’s most exciting regeneration projects, where progress is driving forward and bringing about real and lasting change for these neighbourhoods. Homes in the next phase of Ocean Estate in Stepney are launching soon and the first phase of homes at Weavers Quarter in Barking will come to the market next summer. These two game changing housing-led regeneration projects will deliver hundreds of new homes, transforming the fabric of these communities for the better.

Over the past six years, more than 800 new homes have been built at Ocean Estate at two flagship developments, VIVO and So Stepney. East Thames has delivered the £220m project in partnership with Tower Hamlets Council, providing high quality, sustainable new homes across a range of tenures. The latest phase will offer 225 new homes, creating valuable opportunities for first time buyers to get on the property ladder when it launches later this year.

Weavers Quarter will bring a total of 1,575 new homes, two schools, a community centre, shops and a new public square to the Gascoigne area of Barking, delivered in partnership with the London Borough of Barking and Dagenham. The first phase will comprise 421 affordable new homes, across a mix of shared ownership and affordable rent, making a vital contribution to local housing needs.

The Ocean Estate Regeneration scheme is transforming an estate that was one of London’s most deprived areas. Following a partnership between Tower Hamlets Council and central government to kick start the regeneration by injecting a combined £45m into the estate through the New Deal for Communities, East Thames were selected as the developer partner for the project. The regeneration has included the refurbishment of over 1,200 existing council homes, as well as a new community centre, comprehensive improvements to the environment and landscape around the existing homes, a focus on safe streets and new public open spaces including children’s play areas. There have been numerous employment opportunities created, as well as a variety of innovative initiatives to involve and engage local people, which have helped generate a renewed sense of pride and belonging in the community.

The latest phase will offer a wide range of homes built to the highest standards in a variety of spacious one to five bedroom maisonette, terrace house and apartment layouts. These will be available for shared ownership, outright sale and social rent, benefitting a wide range of people and lifestyles. Larger family maisonettes and houses have their own private rear gardens, while upper level apartments will each have a generous winter garden.

The regeneration schemes stand to benefit not only their immediate area, but will bring improvements to the wider area. At Weavers Quarter, Barking town centre and the wider borough will benefit from the new community and education facilities, as well as the overall improvements to the neighbourhood that will in turn bring further investment and opportunity to Barking town centre.
