Genesis bucks trend to deliver much needed rental homes

A report by the Royal Institute of Chartered Surveyors has shown that if rising house prices continue in their current trajectory, by 2025, 1.8 million more UK households will be looking to rent rather than buy, doubling the size of the private rental sector compared with 2001. However, RICS also reported buy-to-let property purchases have dropped since the Stamp Duty changes earlier this year, with 86% of landlords having no plans to increase their rental portfolio any time soon, meaning less choice for the growing number of renters.

Bucking the trend, leading housing provider Genesis is launching two brand new rental developments in London this autumn, with further launches planned for 2017 providing over 300 more new rental properties. Operating as a private landlord, Genesis’ extensive portfolio of much-needed rental properties come in a range of layouts and sizes, from one bedroom apartments to three bedroom houses, housing everyone from young professionals to growing families to downsizers.

Offering a ‘smarter way to rent’, Genesis launched its private rental service in 2013, delivering significant rental developments to the market in London, Chelmsford and Ipswich. Unlike traditional landlords and lettings agents, Genesis offers secure, longer-term tenancies up to five years, and lower upfront fees. Tenants can also be assured of a high quality specification, with contemporary fitted kitchens, inclusive of A-rated appliances, and tiled bathrooms including quality suites with bath/showers and basins.

Standing as a landmark at the entrance to the Olympic Park with its 43 storey tower, the flagship Stratford Halo in E15 could not be better positioned, just a short walk from transport hub at Stratford station and Westfield Stratford City shopping centre. Offering a range of one, two and three bedroom apartments and penthouses overlooking the Olympic Park, the development is a contemporary spectacle on the East London skyline, and boasts on-site gym facilities, concierge and hyper-optic broadband for residents. Prices start from £1,400pcm for a one bedroom apartment.

Part of the extensive Grahame Park regeneration in Colindale, NW9, Panavia Court offers a brand new range of one and two bedroom apartments to rent, all boasting a private balcony or terrace. Grahame Park will see the construction of around 3,000 new homes, as well as shops, gardens, community and health facilities, new parks, and a civic hub, all of which tenants at Panavia Court will have access to. The homes benefit from easy access to Colindale station, from where Northern Line services provide direct links to the West End and The City, which will be running 24 hours on the weekends from this autumn. Prices for two bedroom apartments are expected to start from £1,500pcm.

Madeley Road, the newest development from Genesis to offer rental homes, is just a short walk from North Ealing station in W5. When they launch in late autumn, tenants will be able to enjoy the stunning aesthetics of a traditional Victorian property, with large wooden beams, high ceilings and stylish bay windows, but with all the benefits of a contemporary specification. A Little Waitrose and a parade of independent shops are located adjacent to the development, while for more choice, Ealing Broadway’s shopping centre, restaurants and cafes are a few minutes’ walk away. Westfield shopping centre is just five stops away on the Central Line, with a range of high end and high street names. Prices are anticipated to start from £1,600pcm.

Enduringly popular with young city workers, Shoreditch’s vibrant, colourful neighbourhood is one the trendiest in East London, and is the location of the über contemporary Godfrey Place. A brand new phase of one, two and three bedroom apartments will be launching here in 2017, just minutes from Brick Lane, Spitalfields and Columbia Road Flower Markets. Ideal for commuters looking to be in the middle of it all, travel links are superb, with several bus routes and the London Overground nearby. Prices for the new phase at Godfrey Place is to be announced closer to the launch date.
