Savvy South Liverpool buyers could receive a £5,000 boost to help them buy a new home – but they’ll need to act fast.

Five properties at Aigburth Grange were reserved in a month and with availability at the Elan Homes development now limited time is of the essence.

The remaining homes include a good choice of two, three and four-bedroom styles, including the final property on the first phase – a three-bedroom Glossop.

It’s available with Stamp Duty paid and carpets and vinyl flooring included, potentially saving the purchaser up to £5,000.

Marie Morris, sales director for Elan Homes in the North, said: “Properties priced up to £300,000 are now Stamp Duty exempt for first time buyers and while more than 60,000 people have benefitted since the change was introduced last autumn, the tax can still make a significant difference to people’s ability to buy. We recognise that addressing the housing shortage is about more than building starter homes but helping to get people moving into a property that best suits their needs. We are offering to help boost buyers’ finances and make owning a brand new home easier to afford by covering the cost of Stamp Duty on selected properties at Aigburth Grange and including flooring too. Alternatively, we may consider taking the customer’s home in part exchange.”

Priced from £249,995, the Glossop features a kitchen to the front, with the open plan lounge/ dining room to the rear with French doors leading out to the garden. There’s also a handy cloakroom. Upstairs there are three bedrooms and the family bathroom.

Help to Buy equity loans are available at Aigburth Grange. The Government-backed scheme gives buyers the chance to reduce the initial cost of a brand new home with the offer of an equity loan for up to 20% of the purchase price. Crucially, the equity loan is interest free for five years.

Those who take out the full equity loan should only need a relatively small deposit of around 5%, plus a 75% mortgage from their chosen lender.
