Standing ovation for North Cornelly’s Debut

Standing ovation for North Cornelly’s Debut The Celtic Crusader’s rugby ground in Bridgend was home to a different kind of runaway success recently as Redrow ‘kicked off’ the latest launch of its affordable, first time buyer Debut range.

The award winning homes are being introduced at Redrow’s Dôl Gorwel development in North Cornelly and such is the demand that the first 14 properties were sold in 30 minutes.

The Debut range of new homes has seen soaring popularity at Redrow developments nationwide amongst young professionals and first time buyers. The properties are made financially accessible for the younger buyer in a time where many people are priced out of the market due to rocketing house prices.

Rachael Davies, area sales manager of Redrow Homes (South Wales), says:
“The Debut launch day for Dôl Gorwel was a fantastic success – we had lots of visitors and 14 properties were sold within the first half hour! By the end of the evening we had sold well over double this amount.

“The turn out was great – and a few members of the rugby team even came down to celebrate with the first purchasers.

“It’s easy to see the attraction in the Debut range - it really caters for contemporary living with its stylish designs, but also takes into consideration the financial limits that young people have today. It has made the properties not only affordable, but eco-friendly too – and all built with the same Redrow quality.”

Visitors to the ground were able to see floor-plans, DVD walk-throughs and illustrations of some of the properties. Mortgage advisers and solicitors were also on hand to help take them through the purchasing process.

The Debut properties at Dôl Gorwel will include single-storey one bedroom homes and two-storey one and two-bedroom designs, some with additional study space.

Rachael adds: “Debut purchasers can use our Easi-buy option to defer payment of 10% of the initial purchase price for up to 10 years as an interest free sum and there’s a single monthly service charge that covers gas, electricity and water bills, as well as the external maintenance and buildings insurance. All of this is designed to make it easier for young people to afford their first home and to manage their finances each month.”

Using Easi-buy Debut purchasers at Dôl Gorwel can get onto the property ladder for an initial outlay of less than £60,000, for a single storey, one-bedroom ‘D1’ style. The 10% deferred payment is an interest free, fixed sum, which can be paid back via occasional lump sums, monthly repayments or in whole at any time within 10 years.
Even the biggest two-bedroom Debut properties at Dôl Gorwel are priced well below the stamp duty threshold of £125,000, without taking Easi-buy assistance into account.

Built to high quality standards, with sustainability and energy efficiency a key factor, much of the cost-saving in Debut homes comes from the way in which they are built. The use of lightweight structural steel frame and other modern methods of construction speed up the build programme without compromising on quality.

Its cost effectiveness comes from a variety of sources – from communal heating and hot water systems, to replacing private gardens with a contemporary shared outdoor space – Debut homes take up less land and less energy than conventional homes, and have been applauded for their efforts in these areas.
