When buying in Spain do your homework first A recent report of an agency selling properties off plan without planning permission has caused a stir in the overseas property market but according to Craig Stocks of FOPDAC-member Eden Villas, “the Spanish market is healthy and one really needs to take the matter in context bearing in mind that tens of thousands of UK residents move to Spain each year and a small minority incur problems”.

Spain has long been a favourite for buyers whether for investment, retirement, or summer/winter retreat. It has much to offer; a stable Government, superb infrastructure, a country where most of the locals in the development areas speak English, the weather is consistently good and of course the flight time from the UK is short and there is a wide choice of airlines – some budget.

Continues Craig, “No market place is ever 100% and that applies to the UK too but of course the story of a purchaser buying a property off plan, where it appears there was no planning permission, is a matter of concern. However, if buyers “do their homework” before committing to a purchase then the matter is smooth.”

In other words, check out the background of the agent with whom you are dealing. If they belong to an Association such as FOPDAC, then you will have the added protection of a Code of Conduct and an operation that has been effective for over 30 years.

“The overseas market place is awash with new countries”, continues Craig “from Bulgaria and Croatia to Dubai, Thailand and the Caribbean but for easy access and safe investment Spain still shines as one of the best”

Eden Villas is currently marketing homes from as little as £70,000 for a two bedroom apartment in the Costa Tropical, easily accessed from Malaga or Almeria.

This is excellent value for money in an area where prices are expected to rise as the province opens up with the new motorway this year.

This is a gated development just 15 minutes from Granada so it appeals to investors and business people as well as those looking for an overseas retreat.
