Custom built house in Montserrat, British West Indies is for sale by owner. It is a two story building with a masonry first floor and a lumber second floor. It has 1.600 square feet plus porch and balcony on two sides and a covered car port. There is a solar panel for 12 Volt electricity which also drives the pump for the solar hot water system. There is a large cistern. The country provides 240 Volt 60 Hertz. A transformer provides 120 volts for US appliances. All three voltages are available in all rooms. The ground floor has kitchen, living room, office and bathroom, and a small veterinary clinic which could easily be transformed into a second kitchen; the first (upper) floor contains two bed rooms, a library and a bath room. The house is constructed to withstand major hurricanes. It already has survived hurricane Louis (120 miles/hour winds) without any damage. There are two sheds, one of them is used for storage and workplace for crafts; the other one is for the maintenance and storage of SCUBA diving equipment.


The house sits on 1.2 acres. 0.3 acres are sheep paddocks suitable for three to five sheep or other small livestock. 1/2 acre is landscaped tropical garden with a sizable orchid collection and many fruit trees (Banana, Papaya, Mango, Avocado, Sour sop etc.). The rest of the property is the original jungle. The property borders forest land which is ideal for walking the dogs. There are ruins of an old plantation five minutes away.


The land is on a gentle slope and very suitable for gardening. This feature is very rare on the mountainous island of Montserrat. It is a very quiet place. All we hear are natural noises such as tree frogs, birds and crickets; no traffic noise, no loud music or other human activities.
