Research has shown that there are strong associations between access to green space and mental health. A Dutch study found that people who live near open green space (within a 3 kilometre radius) coped better with stress. Genesis is offering the perfect opportunity to buy your own oasis of calm in the heart of the London village of Hanwell, W7.

Located close to three local parks - Brent River Park, Elthorne Park and Brent Lodge Park, Cambridge Yard provides a stylish collection of new homes designed with first time buyers in mind.

The development offers the perfect opportunity for people who live or work in the London Borough of Ealing to get on the property ladder through shared ownership. A one bedroom apartment costs just £51,000 for a 25% share based on a full market value of £204,000.

Buyers can purchase between 25% and 75% and increase their share at any time, all the way to 100% and outright ownership. Cambridge Yard is available to anyone who does not already own a property and is unable to buy a home on the open market. Their total household income must be less than £64,300 per annum and ideally they must have savings of around £3,500 to cover moving and legal costs.

Created for modern living, the properties have been designed in a variety of layouts to accommodate individual needs. Most apartments feature floor to ceiling windows in the living area which lead out onto a private balcony, with many also having access to communal or shared roof terraces. The high spec finish includes sleek and modern kitchens with contrasting cream cabinets and granite style kitchen work surfaces. Appliances include an Indesit washer/dryer, fridge freezer, electric hob and extractor fan.

The spacious bathrooms feature a thermostatically controlled shower above the bath, white floor to ceiling tiling, free standing basin and a large mirror with spotlights above. The lounge, hall and bedrooms are covered in cream carpets and there are storage facilities in the hallways.

The apartments include video entry phones to provide residents’ with added security, a car parking space and additional storage for bicycles.

Hanwell is one of London’s historic villages and was originally a gateway to London. It boasts a number of historic former coaching inns, including The Fox, rebuilt in 1848 and venue for Hanwell’s annual Easter Beer Festival. As well as the local parks, Brent Valley Golf Club is also nearby for golfing enthusiasts.

Not only do buyers benefit from the great outdoors but Cambridge Yard is also ideal for commuters, located within a short walk of Boston Manor underground station for the Piccadilly line, whilst Ealing Broadway for the Central line is less than 2 miles away. There is also a great local bus network, including a 15 minute journey running eastwards along Uxbridge Road to Ealing Broadway and Hanwell railway station is a short walk away, offering regular services to Paddington in just under 18 minutes.

By road, the nearby A406 offers easy access to the M4 which leads to the M25. For international travel, Heathrow Airport is within a 20 minute drive from the development.
