Walton Homes offers a 'Quick Move' at Appledore, Armitage

Staffordshire based developer, Walton Homes, is giving ‘second steppers’ looking for a new home in Armitage a helping hand with its newly-launched part exchange scheme.

Developed in association with Quick Move Properties, the part exchange scheme – which has now been launched at Walton’s Appledore site, on New Road in Armitage – is primarily aimed at those people looking to move up the property ladder into their second or third home.

The scheme allows househunters to exchange their existing home as part payment for a new property at Appledore.

Designed to take the hassle out of moving home, Walton Homes and Quick Move Properties obtain two independent valuations of the existing property, gaining a fair representation of the property’s value. A formal offer is then made and, upon acceptance by the homeowner, a solicitor is instructed to complete the sale. An agreed date is set for completion and the new purchaser is free to move into their new home.

A recent survey by Lloyds TSB reports that homeowners trying to take their second step on the property ladder face some of the toughest market conditions seen in a generation. The typical cost for a ‘second stepper’ to trade up to their new home is around 4.7 times annual average earnings, the second highest ratio since records began 25 years ago. The good news however, is that it is easier for ‘second steppers’ in the West Midlands than in any other part of the country.

The new Appledore development boasts a selection of nine individually designed properties, showcasing the new ‘Chesterfield’ ‘Bromley’, ‘Stowe’ and ‘Curborough’ house designs. Suited to those moving up the property ladder, the remaining homes remaining for sale at the development are four bedroom detached houses – benefitting from a single garage and front and rear gardens – which range in price from £235,000 to £350,000. There is also one three bedroom property left to purchase, priced at just £209,950.
