Elan is flying high

Plans to redevelop a former military base in Warrington are the latest chapter in the success story of Elan Homes.
The developer is continuing to grow its business with several new sites across the North West and North Wales soon to launch, including those in Audenshaw, Cranage, Nantwich, Mouldsworth and Penymynydd.
And Elan has now been granted planning permission to build new homes on the site of the former HMS Gosling in Warrington.
Richard Dean, land acquisition director for Elan, says: “From the 1940s the site was known as HMS Gosling and then in the 1950s as RAF Croft, but has been redundant for more than 50 years, since its closure in 1959. Redeveloping the site represents an exciting new opportunity for us and we are looking forward to starting work to provide 25 four and five-bedroom detached family homes. As the site is located within the greenbelt we’ve agreed to build on less than two hectares of the 8.6 acre parcel of land, leaving around 80% of the site as a protected woodland and a wildlife area.”
As part of the planning consent, Elan have agreed a significant contribution towards off site affordable housing and highway improvements.
The planning application for the development was managed by Elan, with support from Andrew Piatt, head of the real estate team at Manchester-based law firm Gateley.
The Warrington site adds to Elan’s rapidly expanding portfolio.
In June, the developer launched its Thornton Cross venture near Crosby. The intimate development comprises just 13 homes, all with four-bedrooms.
Elan is preparing to launch Woodside Court in Cranage this autumn. Located in the heart of Cheshire, the select development will feature just eight homes in a choice of four and five-bedroom designs.
In the picturesque Cheshire village of Mouldsworh, Elan plans to build 10 new homes offering buyers the chance to enjoy rural living. The new homes are to be built on a 1.77 acre site in Station Road.
Those who want a canal-side home will be eagerly awaiting the launch of Elan’s Waters Edge development in Marsh Lane, Nantwich. Located on the banks of the Shropshire Union Canal, the 1.27 acre site will feature 13 homes – a dozen two-storey four-bedroom homes, plus one dormer bungalow with four-bedrooms. Work to prepare the site for development is underway and the first of the homes will be released for sale in spring/summer 2013.
Across the Welsh border and just a 20 minute drive from Chester, Elan proposes to build some 32 luxury family homes on a 3.88 acre parcel of land. Featuring a choice of four and five-bedroom homes, the development is scheduled to launch in spring 2013.
Over in Audenshaw Road, Audenshaw, a former car sales and service centre is to be demolished. Elan plans to redevelop the 1.38 acre site in Tameside, Greater Manchester, to provide 17 detached homes.
Richard adds: “While we have several new sites soon to launch and have a number of others going through the planning process, we’re actively looking for land with development potential. It could be somewhere that’s currently occupied by a vacant or derelict building or a clear parcel of land in the North West, North Wales and the West Midlands. We’d like to hear from anyone with suitable land available, even if it doesn’t currently have planning permission for residential development.”
