There are many benefits of buying a new build home – peace of mind, quality fixtures and fittings and a ten year guarantee to name but a few – but the perception has been that to gain these benefits you had to sometimes compromise on space. This misconception is being well and truly exposed with the launch in the New Year of some of the largest new family homes in the South Norwood area.

On January 3rd, Fairview New Homes will release on to the market just four luxury five bedroom family homes at its popular Spectrum development in Chalfont Road. With three of the four houses priced at under £400,000, these homes offer the space larger families need at a price that delivers exceptional value for their location. As a way of comparison, a typical five bedroom Victorian equivalent home in the area can cost between £500,000 and £795,000 and comes with no guarantee or brand new kitchen or bathroom.

The four townhouses will bring the Spectrum development to a close and Fairview have certainly saved some of their most stunning properties till last. Plot number five, in particular, is likely to raise more than a few eyebrows as it comes with an extensive private garden at the rear.

Each of the houses follows the increasingly popular townhouse design with a massive 33 ft long kitchen and dining area on the lower ground floor giving direct access to the garden at the rear. On the ground floor is the primary reception room, a guest cloakroom and the first of the five bedrooms which could just as easily be used as a study or playroom. The master suite and bedroom three share the first floor and the final two bedrooms and a second bathroom are found on the second floor. In total, each house gives some 1400sq ft of living space.

The state of the art Symphony kitchens are fully equipped with integrated stainless steel ovens and hobs, built in washer/dryers and the latest fridge freezers. The kitchens are finished with satin black floor tiles and under counter LED lighting.

The bathrooms and en-suites in each house are finished with classic white sanitary ware and include mosaic tiles and chrome down-lighters. The townhouses also include the latest security devices including smoke and carbon monoxide alarms.

Spectrum falls within the catchment area of a number of schools including the high-performing state secondary school, Harris City Academy Crystal Palace, which makes Chalfont Road a particularly sought after address for families in the area.

The development is also an ideal location for those working in the centre of London. With connections from Norwood Junction, West and East Croydon - getting in and out of town couldn’t be easier. London Bridge Station is just a 12 minute ride from Norwood Junction.

Prices for the houses at Spectrum begin at £390,000 for plots 6 and 7, plot 8 which has an attractive bay window at the front is available for £399,000, and plot 5 with its huge garden is being released with a price of £415,000.
