Help and advice for first-time buyers at weekend event in Brecon

Help and guidance for first-time buyers will be available at a special weekend event on 9 and 10 February organised by award-winning housebuilder Lovell at its new Brecon development in the heart of the Brecon Beacons National Park.

Visitors can talk to the Lovell home-buying team, find out more about the company’s range of incentives to help them on to the housing ladder and get advice on mortgages from an independent financial advisor. The event will take place from 10am to 5pm on Saturday and from noon to 5pm on Sunday at the Lovell marketing suite at Maes Halley, Parc Dewi Sant, Llanfaes, Brecon, LD3 8LU.

“Many people would love to buy a home of their own but are unsure whether they can afford it or perhaps don’t know about the incentives that are out there to help them get a foot on the property ladder,” says Lovell regional sales manager Kate Rees. “This is a good opportunity to find out about what help is available and get some free, expert advice on the options and how much it might cost, which is obviously most people’s main concern. It’s not a formal event – there’s no need to book an appointment - but a chance to have a chat and ask any questions over a tea or coffee.”

Lovell has a number of initiatives designed to help first-time buyers at the Maes Halley development including its Shared Equity scheme. Available on selected properties, buyers initially pay just 85 per cent of the house’s sale price upfront while Lovell lends them the outstanding 15 per cent with no interest or rent to pay. The loan sum is repaid after 10 years or when the buyer wants to sell or redeem their mortgage – whichever is sooner. The sum repaid will be 15 per cent of the current market value of the property. Current properties available through the 85/15 Shared Equity scheme at Maes Halley include the Denbigh two-bedroom mews house style, available at a Shared Equity price of £129,158 (85 per cent of the £151,950 sale price) and the three-bedroom semi-detached Conwy house type which is available for a Shared Equity price of £165,750 (sale price £195,000).

Lovell is also offering its Match and Move scheme on selected two- and three-bedroom properties at Maes Halley which helps buyers by matching their deposit of up to ten per cent of the price of a Lovell home with an interest-free ten-year loan. The money can be paid back at any time within the ten-year loan period by up to three instalments, or at the end of the ten years.
