Tenants make a house a home in Stratford

The length of time tenants are staying in each rental property has reached an all time high, as renting becomes an increasingly popular lifestyle choice. The average tenancy now stands at 20 months, according to the latest figures from the Association of Residential Letting Agents . In response to this shift towards taking a longer-term view on renting, Genesis has launched its new private rental service, which guarantees longer tenancies meaning more stability and security for the customer.

The first homes available in Genesis’ private rental portfolio are at the iconic Stratford Halo development overlooking the Olympic Park, which offers brand new homes with first class amenities and outstanding transport connections. Through this initiative, Genesis aims to offer a ‘better way to rent’, with each tenant benefitting from access to a dedicated property manager and a 24-hour concierge service.

Apartments are offered with a choice of tenancy length from one to five years, giving residents security. For added peace of mind, tenancies over a year will have an annual fixed rent increase guarantee of RPI plus 1%.

To really make it feel like their own, tenants are allowed to personalise their homes, even to the extent of redecorating them if they wish. Customers also have the flexibility of being able to move out with just two months’ notice at any point after the first six months, to accommodate changing circumstances.

Genesis also pledges to ensure all fees are transparent and fair. Tenants will pay a maximum of £40 for their referencing and credit check and there will be no charge for inventories and handover of keys when they move in or for the renewal of a tenancy. The deposit of six weeks rent is placed in a Government authorised tenancy deposit scheme.

The Stratford Halo comprises a total of 704 new homes across five buildings, as well as retail, commercial and leisure space and workspace studios. Of the rental properties available, there are a range of one, two and three bedroom apartments many of which benefit from views towards the Olympic stadium, Canary Wharf and beyond to the City of London skyline. The tower, which rises to over 132 metres, is lit at night-time in a fusion of colours through the use of a feature light system, creating a prominent local landmark.

Each apartment is designed with a spacious open plan living space and its own private balcony. Interiors are finished with a high quality specification, including sleek kitchens complete with Bosch and Indesit integrated appliances, and engineered wood flooring and carpets. Residents also benefit from high speed Hyperoptic broadband and lower energy costs thanks to the Olympic District Heating System.

Stratford is one of London’s best connected locations with a huge choice of public transport links, meaning a speedy commute into Central London, the City and Canary Wharf. Stratford station is served by the Jubilee and Central lines, the Docklands Light Railway and overland rail services, including the High Speed 1 line that allows commuters to travel to St Pancras in just seven minutes. In the future, Stratford will have a station on the Crossrail line. Nearby is Westfield Stratford City, Europe’s largest urban shopping centre and a host of other facilities and amenities, including schools, hotels, parks and health centres are being developed as part of the comprehensive regeneration of the area.
