Extra Help to Buy a new home in South Derbyshire

Buyers must act fast if they want to save more than £45,000 off the initial price of a brand new home in South Derbyshire and avoid stamp duty.

With only three properties still available, time is of the essence for those who want to buy a brand new Redrow home at Priory Fields in Church Gresley.

The good news is that they’re easier to afford thanks to the Government-backed Help to Buy scheme. It offers those with a 5% deposit the chance to cut the cost of homeownership with the aid of an equity loan for up to 20% of the price. That could amount to up to £45,999 off the initial purchase price of one of the final homes at Priory Fields.

And if that wasn’t enough, buyers could enjoy further savings as Redrow is offering to pay the customer’s stamp duty.

Pauline Turnbull, sales director for Redrow Homes (Midlands), explains: “With such limited availability, buyers really do need to act fast if they want to make Priory Fields their home.

“Thanks to Help to Buy those who thought they couldn’t afford to purchase a property here, either because they don’t have lots of savings to put down as a deposit or don’t have substantial equity in their current home, could be pleasantly surprised. It could make a real difference to their ability to buy.

“To encourage people to act now, before it’s too late, we’re offering to pay the stamp duty for those who exchange contracts within four weeks. That could be another couple of thousand pounds they don’t have to find to fund their move.”

The final homes available at Priory Fields include three and four-bedroom properties, priced from £154,995. They include a four-bedroom Lincoln, on the market and ready to move into at £229,995 or £183,995 with Help to Buy.

The remaining 20% share is covered by the equity loan, which is interest free for five years and can be repaid when the customer has more funds available or when they resell.

Despite the lower price, Help to Buy customers enjoy all the benefits of those who purchase a new Redrow home at full market value. They’ll still own a home that boasts Redrow’s high specification as standard, including a beautiful kitchen that’s well equipped with integrated top brand name appliances, plus bathrooms and en-suites with quality fixtures and fittings and an exclusive tile range.

Located off Swadlincote Lane, Priory Fields enjoys a traditional village setting with easy access to the East Midlands motorway network.

The nearby town of Swadlincote offers shops and other amenities; and for those who like the great outdoors there are plenty of cycle trails and woodland walks in the National Forest which surrounds the area.
