When Crossrail opens in 2018, London’s rail transport capacity will increase by 10%, the single largest rise since World War II. The project will not only deliver much faster travel times, making central London more accessible to greater numbers of commuters but homeowners along the route are predicted to see a dramatic rise in the value of their property.

Countryside Properties’ development at Kings Park is adjacent to Harold Wood station in Essex which is on Crossrail’s eastern route, making it the ideal location to benefit from the boost that Crossrail will bring to the area in future years. Research done for Crossrail by GVA , the UK’s largest independent commercial property consultant, predicts that the project could increase residential property values in the suburbs by 20% above baseline projections.

The £14.8bn Crossrail project will stretch from Maidenhead and Heathrow in the west to Shenfield and Abbey Wood in the east, covering 118 km of track and 21km of new twin-bore rail tunnels. When complete this will ease congestion and make journeys more comfortable on the currently crowded east to west journeys from Essex, across the capital, to Heathrow in the west. The journey from Harold Wood to Bond Street will reduce from 50 minutes to 42 and it will knock 20 minutes off the journey time to Heathrow.

Tony Travers, Managing Director of the New Homes & Communities division at Countryside Properties comments: “Kings Park is the perfect location for buyers looking for a family home within easy reach of the countryside but also offering a fast commute into London. The coming of Crossrail will bring additional benefits such as quicker, more comfortable journeys across London and a predicted substantial uplift in property values.”

Kings Park is already a great location for commuters with train services into Liverpool Street taking just 35 minutes.

Priced at £475,000 (£385,000 through Help to buy), the three bedroom, three storey ‘Clements’ is a great example of the contemporary homes that are available at Kings Park. The ground floor boasts a large open plan kitchen/dining/family space that opens out onto a patio area.

There is another living area on the first floor leading onto an impressive terrace measuring 452 sq ft. Also on this floor is a double bedroom and family bathroom. The top floor features the master bedroom with en-suite shower room, fitted wardrobes and private balcony, as well as a further double bedroom.

The contemporary fitted kitchens feature white gloss and wood finish handle-less units with Quartz white stone worktops and the finest quality SMEG integrated appliances. The stylish, bright bathrooms are complemented with sleek chrome accessories and tiled flooring.
