Local housebuilder Walton Homes has proved its commitment to helping families across the Midlands to climb the property ladder by launching its part-exchange scheme across three of its new developments.

The part-exchange scheme is now available on the family homes at Squires Gate in Armitage, Evergreens in Kingsbury and Bellecote Manor in Four Oaks, allowing househunters to use their existing property as part payment for one of the exclusive homes.

Under the scheme, the housebuilder will obtain two independent valuations of the purchaser’s existing property in order to gain a fair representation of the property’s value. A formal offer is then made and, upon acceptance by the homeowner, a solicitor is instructed to complete the sale. An agreed date is then set for completion and the new purchaser is free to move into their new home.

Helen Rollason, sales manager at Walton Homes said: “We are delighted to be able to offer our part-exchange scheme across three of our sites in the Midlands, helping local people move on to new adventures in one of our stunning family homes.

“With the market now picking up, there is a real sense of confidence and optimism within the housing industry, but all too often people are still left feeling like the rug has been pulled from under their feet when a sale falls through or the chain breaks down. The part-exchange scheme provides homeowners with the confidence to move forward and make that next step, as Walton Homes will purchase the owner’s current property for a fair and agreed price, enabling them to focus solely on moving into their new home.”

The scheme is available on the exclusive five bedroom homes at Squires Gate in Armitage, which are currently undergoing the final finishing touches and are priced from £425,000 for The Boldmere house and £427,500 for The Ridware property.

Located on New Road, the two properties are both five bedroom detached houses that benefit from a landscaped front and turfed rear garden along with a double garage. The Boldmere property boasts an open-plan kitchen and living area at the heart of the home, along with a second, larger living room and separate dining room. Upstairs, three of the five bedrooms boast en-suite bathrooms with Porcelanosa sanitary-ware and tiling – ideal for family and friends coming to stay for the weekend – not to mention that the master bedroom in both houses has a dedicated dressing room.

Helen added: “We are proud to present the two substantial family homes at Squires Gate, which are situated in an idyllic location off a quiet lane in the attractive rural town of Armitage. The houses are the only two properties of their kind in Walton Homes’ current portfolio, and have been individually designed to complement the established houses in the area – they really do showcase the very best of what Walton Homes has to offer.”

Nestled within the picturesque Staffordshire countryside on the south side of the Trent and Mersey Canal, Armitage lies between Lichfield and Rugeley. Offering a wide selection of local amenities, Armitage makes for a popular choice for anyone looking for an idyllic village location. The development is also within easy commuter distance from Birmingham city centre via the A38 and is within ten minutes’ drive from Rugeley Train Station.

A part-exchange open-weekend will be taking place at Walton Homes’ Bellecote Manor development next weekend (31 August – 1 September), where a dedicated sales team will be on-hand to answer any questions purchasers might have about scheme or the new homes available.

Those wishing to find out more about the new homes at Squires Gate can visit the Newington Place marketing suite, which will be open from 11am to 5pm Thursday to Monday, inclusive of the weekends. To arrange a viewing log onto waltonhomes.co.uk.
