Schools and community will benefit from new homes investment

Developer Redrow will invest over £10 million in community benefits alongside building more than 400 new homes in the Leicester suburb of Hamilton.

The windfall for local services comes following planning approval for 416 new homes on land north of Keyham Lane.

The funding for education, highway improvements, public transport and affordable housing also comes hot on the heels of community contributions worth more than £7.4 million attached to previously approved housing schemes at the former Towers Hospital in Leicester, Thorpe Meadow, in Countesthorpe, and The Orchards, Glenfield.

“Our planning consent in Hamilton brings with it a whole raft of community contributions and is further proof of the positive impact that housing can have on the local economy,” Darren Turk, regional director of Redrow Homes (Midlands) explained.

“As well as providing much needed new homes, we will be creating local jobs, a demand for services in the area and contributing to local improvements.”

Work has begun to prepare the 17.5 hectare site in Hamilton for development, with the first homes due to go on sale early next year. The development will eventually offer something for almost every buyer and budget, from two-bedroom starter properties to substantial six-bedroom detached family homes.

The site is expected to provide full-time employment for more than 100 construction workers during its life.

Funding for local amenities in the Hamilton area will include £6.5 million on reduced cost homes to meet local housing needs, £3.3 million towards enhancement of education facilities at several local schools and £670,000 towards road improvements, traffic safety measures and provision of a local bus service.

Schools that will benefit include Hamilton Lodge Primary, Kestrels Primary and Hamilton Community College, all of which are close to the new development.

Highway improvements will include new footpaths fronting Hamilton Lodge School and Hamilton Community College, a pedestrian and cycle scheme to Sapphire Way and the introduction of a 20mph safety zone in Bryony Way. A 20mph safety zone will also be installed around Kestrels Primary School and there will be further traffic safety works on Humberstone Lane.

“This community investment is in addition to the money we have spent on purchasing the land and the cost of constructing the new homes. It is a sign of our confidence in this part of Leicestershire and our commitment to ensuring that our homes have a positive impact on the area and contribute to the local economy on an on-going basis,” Darren added.
