Leading housebuilder Taylor Wimpey East Midlands has introduced a ground-breaking Sustainable Urban Drainage System (SUDS) at its exclusive Grangewood Manor development in Leicester.

The system, which was designed and planned in partnership with Leicestershire County Council, takes surface water run-off at the development and feeds it into an on-site lagoon, creating a focal point for the new community and reducing the risk of flooding.

The site also features permeable pavements which serve as a filtration system for the water going into the system to remove impurities before it ends up in the balancing pond. The SUDS is the first of its kind to be considered for adoption in the whole of Leicestershire.

Steven Clarke, Senior Engineer for Taylor Wimpey East Midlands, says: “Modern developments are all about sustainability and we have to address water quality, water amenity and water quantity.

“This system is greener, it is more efficient and it’s easier to build. Above all, it creates a feature at the development for residents to look at and enjoy.”

Jake Harvey Richardson, Assistant Engineer at Leicestershire County Council, says: “The sustainable drainage scheme is the first true SUDS scheme that the council has considered for adoption.

“Water is conveyed through the site and is collected in sub-catchment areas before discharging into a lagoon. This not only offers much better water quality than traditional drainage systems, but also significantly reduces flood risk because water is controlled on site.”

Grangewood Manor offers a stunning selection of four-bedroom properties priced from just £274,995 in Leicester Forest East.

The development lies within easy reach of a wealth of local village amenities for everyday needs including two pubs, shops, a library, a post office, two medical centres, a dental surgery and a convenience store, plus two private golf clubs.

Just four miles from home is Leicester city centre, for a host of shopping, leisure and entertainment opportunities, including one of the region’s premier retail destinations – Highcross shopping mall – which features a flagship John Lewis department store and 12-screen cinema complex. Fosse Park’s big-name high street stores, meanwhile, are just a two-and-a-half mile drive from Grangewood Manor.

The rugged open spaces of Bradgate Park and the out-of-this-world attractions at the National Space Centre nearby offer great family days out, while the O2 Academy and De Montfort Hall ensure Leicester is firmly on the live entertainment map.

For commuters, the new homes have an enviable position close to the A47 for quick links to the city centre, Hinckley and Birmingham. Grangewood Manor is just a mile-and-a-half from park-and-ride bus services into Leicester city centre, while Junction 21 of the M1, and the M69, are just three miles away.

Leicester railway station is a little over four miles from home for services to London St Pancras International, Nottingham, Derby, Sheffield, Leeds and Birmingham.
