New homes being built by a leading housebuilder in a picturesque Leicestershire village are already proving a hit with buyers.

People are so impressed with the design of the properties at the residential development by Charles Church North Midlands that they are buying their dream home off plan without even setting a foot in the house.

The development named Athena, in Rothley, will include a mix of two, three and four-bedroom homes with a range of designs to suit a variety of purchasers from first-time buyers, to professional couples, growing families and people wanting to down-size.

The development is being built on Hallfields Lane, as an extension of their successful Avalon site, also in Rothley, which now has only three four-bedroom three storey properties left for sale.

Sherrie Hankin, head of sales at Charles Church North Midlands, said: “We have now opened our sales office at Athena, but had already sold six homes off plan before the marketing suite even opened. We plan to open a showhome next Spring.

“We fully expect Athena to be just as popular as our Avalon development, mainly because Rothley is such a lovely place to live. There is a strong community spirit here.

“Our latest properties will be built to the same high quality as those found on Avalon with attention to detail creating stylish and elegant homes. There will be no affordable housing at Athena and we are also building a new primary school in the village, which is due to open in December 2014.”

Rothley has been inhabited since Saxon times and is even it is mentioned in the Doomsday Book. It’s pretty village station often catches the eye of TV and film producers as it is one of four stops on the renovated Great Central Railway that runs from Leicester to Loughborough.

The prosperous village also boasts several clubs, such as a cricket club, Brownies, Scouts, tennis club and church clubs, while the 100-year-old Rothley Golf Club is nearby.
Sherrie added: “There really is something for everyone here with excellent commuter links while birdwatchers, dog walkers, hikers and cyclists are also close to the magnificent Charnwood Forest, which is only a few miles away. There are great facilities and shops in Rothley while Leicester and Loughborough are both on the doorstep. The A6 is nearby with links to the M1 and regular trains run from Leicester to London and Yorkshire.

“We can also help people move into their beautiful, new home. Help to Buy is available at Athena and is proving incredibly popular with both first-time buyers and existing homeowners as only a five per cent deposit is needed.

“Under the scheme, purchasers will receive a 20 per cent Government equity loan, which means only a 75 per cent mortgage needs to be secured. The scheme helps people who want to buy a new-build home, but would like to make their mortgage payments more affordable making home ownership more achievable.

“Part exchange is also available here and, if you are eligible, we arrange at least two valuations, agree a market price and buy your existing property. We aim to take the stress out of moving as there are no hidden marketing costs and no chains to break.”
