Housebuilder Larkfleet Homes has added an additional development – perfect for first-time buyers – to its energy-efficient housing offering at Oakham Heights.

Oakham Heights is Larkfleet’s major urban expansion of Oakham, located on land between the Oakham bypass and Barleythorpe Road.

The additional development, called The Hedgerow, is part of Leighfield Park, Larkfleet’s larger site of 143 homes.

The Hedgerow is helping Larkfleet meet the local need for new, high quality energy-efficient housing with two and three-bedroom detached and terraced houses – ideal for those looking to purchase their first home.

The Hedgerow suits homebuyers looking for a stylish, traditional home that allows them to enjoy rural life while still benefiting from good transport links to surrounding towns and cities.

All properties at The Hedgerow will have solar PV (photovoltaic) panels fitted as standard so homebuyers can benefit from reduced energy bills and generate an income from selling their excess energy to the grid under the government’s Feed in Tariff scheme. The PV panels will produce electricity from daylight, generating useable power even on cloudy days.

The government’s Help to Buy scheme, which allows homebuyers to potentially own 100 per cent of their new home with just a 75 per cent mortgage and 5 per cent deposit, is available on homes across Leighfield Park – including The Hedgerow.

Homebuyers using Help to Buy receive an equity loan from the government for the 20 per cent of the property value not covered by their deposit and mortgage. The equity loan is interest-free for five years and can be repaid at any time or on the sale of the home.

Larkfleet provides allotment gardens for residents as part of the Leighfield Park development to encourage a sustainable lifestyle and community so residents of The Hedgerow will benefit from this offer too. There is also an electric car charging point on site for resident and public use.

Karl Hick, Larkfleet’s managing director, said: “The Hedgerow offers energy-efficient housing and the size of the properties makes them ideal for first-time buyers taking their first step onto the housing ladder. The popularity of Leighfield Park so far has been very encouraging, and with only five properties at The Hedgerow, I am sure the homes will be snapped up quickly.”
