Instead of exchanging unwanted gifts this January, Cheshire buyers could be ringing the changes in a brand new home thanks to a special package of incentives from Elan Homes worth more than £10,000.

As the New Year is all about making a fresh start, the homebuilder is offering homeowners the chance to do just that at Fern Lea in Farndon.

Part exchange could enable those with a house to sell to move from old to new quickly and simply without having to pay estate agent’s fees. If that wasn’t enough, Elan will also cover the cost of stamp duty, and include a window dressing package worth up to £5,000, plus carpets, floor tiling and light fittings.

Marie Morris, sales director for Elan Homes in the North, says: “We appreciate that while people aspire to live in a Cheshire village like Farndon, those thinking of moving here are likely to have a house to sell. The advantage of buying at Fern Lea is that we’re offering part exchange, an incentive that’s not available if you buy an older property and isn’t necessarily available from other developers.

“The beauty of part exchange is that it effectively means the customer has a guaranteed cash buyer for their old home and won’t have to pay estate agent’s fees. And as an extra moving in gift, on selected properties and for a limited time only we’ll also pay the stamp duty saving customers around £6,500. Plus we’ll help them make their new house a home with a window dressing package.”

This special package of incentives is available on the four-bedroom Southwold, priced at £329,995.

A detached property with integral single garage, the Southwold boasts a spacious lounge with feature bay window to the front, with an open plan kitchen, dining area and family room to the rear. A utility and cloakroom complete the ground floor accommodation.

Upstairs, the master bedroom benefits from an en-suite, with the remaining three bedrooms sharing the family bathroom.

Located off Barton Road, the homes enjoy an aspirational village setting, with views of open fields and the rolling Cheshire plains. The centre of the village, home to a wealth of amenities, is just a short walk away while the city of Chester is easily accessible by car, Fern Lea enjoys a best of both worlds appeal.

To find out how you could part exchange your way to a brand new home at Fern Lea, visit the sales office and show home, open Thursday to Monday from 10.30am to 4.30pm. For more information see elan-homes.co.uk.
