If the home of your dreams seems out of reach because you can’t sell an existing property - then part exchange could be the answer to a smooth move.

And where better to snap up a new home than at the recently launched The Balk development in Pocklington, where a third of the properties released for sale have been reserved from plan.

A number of three bedroom townhouse and semi detached homes are currently available at the Linden Homes North development, starting from £235,000 – the first of which are due for completion this summer.

Once complete, The Balk will offer a collection of two, three and four-bedroom traditionally inspired and contemporary homes.

The selection will also showcase a number of new designs, with the development appealing to first time buyers, young professionals and families.

The launch of The Balk follows the success of Linden Homes’ neighbouring Wilberforce Manor development.

And if you are looking for a new home but have an existing property to sell, there are many advantages to using the part exchange scheme.

There is no chain, valuations are obtained on your behalf, the new homes developer deals directly with the estate agent – all resulting in a fast and stress-free sale.

Sales director Steve Woomble said: “There seems to be no let up in the popularity of part exchange – particularly as more and more customers recognise the huge benefits in using this route towards their dream home.

“This is a fantastic scheme for homeowners who have an existing property to sell and are looking for peace of mind that they have a buyer who is not going to pull out on them at the last minute.

“What could be simpler or easier with our hectic lifestyles than part exchange!”

Steeped in history, the market town of ‘Pock’ is perfectly positioned at the foot of the Yorkshire Wolds in the East Riding of Yorkshire.

It’s location means that Pocklington is considered a commuter town for York (which is just 13 miles away) and less than an hour from Hull and Leeds.

The sales and marketing suite is open daily from 10.30am until 5pm. Alternatively, visit lindenhomes.co.uk.

If you are a homeowner and are eligible for part exchange, here’s how it works:

Linden Homes will arrange for at least three independent valuations of your existing home and will make you an offer based on their suggestions.

Once you agree the offer, and subject to satisfactory surveys, Linden Homes becomes your cash buyer, freeing you up to place your reservation on your new home.

Stay in your old home until your new one is ready to move in to.

After that, it's a case of setting a moving-in date, boxing up your things, and basking in the relief of a quick chain-free move to the home of your dreams.
