Four-bedroom Hardy style homes at The Birches

Enjoying a prime location and a high specification, plus with the offer of an equity loan towards the cost, new homes in Tarporley have the edge over older equivalents.

Marie Morris, sales director for Elan Homes in the North, explains: “Over the last three years more than 185,000 people nationwide have used Help to Buy equity loans to reduce the initial cost of owning a brand new home, but there’s still some confusion about the scheme.

“Unlike the mortgage guarantee offered under the same banner, the equity loan isn’t ending at the end of the year – there’s still time for buyers to take out an equity loan towards the cost of a brand new home at The Birches. The great thing about the initiative is that it’s not just for those buying their first home, but can be used by other purchasers too such as those who don’t have a lot of equity in the home they want to move from.”

Current prices at The Birches start from £374,995 for a four-bedroom Hardy style home. By taking out an equity loan for £74,999 or 20% of the price, the initial cost reduces to £299,996. The lower price includes a deposit of £18,750 (5%), plus mortgage of £281,246 (75%). Crucially, the equity loan is interest free for five years.

It’s not just the offer of Help to Buy equity loans that sets the homes at The Birches apart:

“When people are considering their finances as they look for a new home there can be hidden extra costs that they may not have budgeted for,” Marie adds.

“For example, if they opt for an older property they may find that they need to spend time and money on home improvements, perhaps replacing the boiler to a more energy efficient one. In contrast our new homes enjoy a high specification including energy efficient heating systems that should mean they’re more economical to run than a similar-sized pre-owned equivalent.

“Stamp duty is also something that’s often overlooked, but we may be able to help cover that cost.”
